"However, a large law like the Real Estate Business Law cannot be perfect because it involves many subjects. During the implementation process, if it is not suitable, it will continue to be adjusted to suit the reality of home buyers and investors" - Mr. Diep said. Therefore, one of the ways to improve the selling price level of apartment buildings is to improve the supply of the market. In particular, the development of social housing with low prices will help the average selling price of apartments go down. However, the 2023 Housing Law has abolished, Article 78 stipulates the conditions for enjoying social housing support policies, only requiring some conditions on housing and income. This is a very important opening point because social housing is mostly for workers and from other localities, so it is very difficult to access. The development of the social housing segment is recording many positive signals, however, to solve the social housing supply, it is still necessary to have policies to remove shortcomings in handling procedures, ensuring the rights of participating businesses, speeding up project progress, thereby increasing supply to the market.
