Could you tell us about the achievements that Vietnam Industrial Park has achieved since its establishment?
From 2021 to present, Vietnam Industrial Park has put into operation 10 high-quality ready-built warehouse and factory projects in strategic industrial parks in both the North and the South, such as DEEP C (Hai Phong), Thuan Thanh 3B (Bac Ninh), Ho Nai (Dong Nai), Phu An Thanh (Long An) ..., with a total land fund area of over 300 hectares.
Recently, on October 25, we officially started construction of Phase I - Ready-built warehouse project in Subdivision D, Nhon Trach VI Industrial Park (Dong Nai), expected to be completed in the second quarter of 2025. According to the plan, by the end of 2024, the rental floor area that we put into operation will reach nearly 40 hectares and the goal is to increase to nearly 70 hectares in 2025.
In parallel with promoting the development of new projects and expanding land funds in key economic zones across the country, we also pay special attention to investing and developing high-quality infrastructure to meet the needs of international investors. Over the past year, Vietnam Industrial Park has announced its orientation for green building development, with the goal of achieving standards and certifications on sustainability for the Group's future projects.
Currently, we are implementing 2 important projects, including DEEP C Industrial Park (Phase II) with LEED Silver standard and Nhon Trach 6D Industrial Park with LEED Gold standard. These are important steps, helping us win many prestigious domestic and international awards in the field of industrial real estate over the past 3 years. This especially contributes to attracting a diverse customer base from high-quality industries, limiting environmental impact, and contributing to shaping a green and sustainable industry.
What are the main factors for Vietnam's industrial parks to achieve these achievements, sir?

In the final stages of 2024 and early 2025, we plan to continue to maintain investment in identified key markets, while being proactive in research and development to create new products and services, promptly meeting the needs of investors.
Along with that, the leaders of Vietnam Industrial Park also emphasized the need to closely monitor global geopolitical fluctuations and domestic investment attraction, in order to develop appropriate response strategies, adapt to market changes, ensure investor benefits and optimize business operations. All these efforts will go hand in hand with our commitment to continuously improve the quality of services and products, based on a deep understanding of customers, partners and the business environment.
What will be the development trend of the industrial real estate segment in 2025, in your opinion?
In our assessment, in 2025, Vietnam will continue to be an attractive destination for foreign direct investment (FDI), creating an important foundation for the industrial real estate market to continue to grow strongly. With its strategic position, abundant labor resources and supportive policies from the Government, Vietnam is being viewed by international investors as a safe and potential destination in the region.
On the other hand, the market is entering a new stage of development, with increasing demands for professionalism and modernity. This brings both opportunities and challenges for real estate developers. The opportunity here is that the legal corridor has gradually been clearly defined, creating a more favorable business environment and opening up many business opportunities as more and more investment sectors in Vietnam are opened, especially in the fields of processing industry, technology, electronics, semiconductors, etc.
On the other hand, the challenge lies in the increasing competition, as more and more businesses enter the industrial real estate market. This puts pressure on developers to constantly innovate, improve service quality and meet international standards. Along with that comes the challenge and pressure to constantly improve the quality of consulting services, customer support services and be ready to adapt to fluctuations in the global market.
In this regard, as the world's geopolitical changes become more unpredictable, businesses must constantly update themselves on the changes that are taking place.
