Real estate human resources only meet 30-40% of requirements

The forum "Developing and improving the quality of Vietnamese real estate human resources for international integration and sustainable development" took place within the framework of the Congress of the Vietnam Real Estate Training Association (Vietnam Real Estate Association).

"Not really professional, still chasing profit"

Sharing at the forum, Mr. Le Nhat Thanh, Operations Director of An Gia Group, said that the Vietnamese real estate market is growing, the need to own real estate of the people is increasing. The need to own products such as apartments, high-rise buildings... is increasingly urgent, but also raises the issue of more and more apartment disputes. " But In fact, real estate personnel are being trained spontaneously, without any systematic or systematic chain, mostly by passing on their profession. This raises the need to have a team of professional personnel from investment, product design, sales, real estate management... how to have a team of professional, skilled personnel, contributing to society", Mr. Thanh commented.

"In particular, real estate human resources currently meet about 30-40% of business criteria," Mr. Thanh noted.

Also at the forum, Dr. Phan Huu Thang, former Director of the Foreign Investment Department (Ministry of Planning and Investment), Chairman of the Industrial Real Estate Association, commented: "Not only real estate but also other industries - training is not really systematic in terms of expertise, still chasing profits. We are too short of human resources. Unfortunately, in the past, although human resource training has been given attention, it has not been specific."

Mr. Thang said: "Each industry and each field needs a systematic training program from low to high. What is lacking here is high-quality human resources at all levels. If all levels had high-quality, dedicated and talented human resources, our Vietnam would be different now."

Not only that, Mr. Thang believes that all people working in the real estate sector must be trained. First of all, investors and bosses must be trained in macro knowledge, the role of real estate in socio-economic development, international relations at home and abroad, etc. Next are employees and officers in these business units, and then brokers.

Sharing the same view, Ms. Mai Thi Hong Quyen, Sales Director of Sunproperty in the Southern region, also said that human resources in the real estate sector are not just sales consultants because they are only a part of the cycle from planning, product development, sales, after-sales customer care and real estate operation management. Therefore, Vietnam needs high-quality human resources at all stages.

"One problem that many real estate businesses face is the rapid growth of human resources but lack of experience," said Ms. Quyen.

Regarding high-quality human resources in the resort real estate sector, Ms. Quyen believes that the criteria for selecting people are also more stringent. In addition to a foundation of knowledge, lifestyle and customer psychology, those entering the resort real estate sector must determine to enter the professional path. This human resource requires perseverance, constant learning with a very receptive attitude to survive.

What do training units say?

Mr. Nguyen Duc Lap, Director of the Institute of Real Estate Research and Training, shared about the challenges of developing training in the Vietnamese real estate industry. Mr. Lap said that according to 2019 data, out of about 300,000 brokers operating in the market, only 10% have a practice certificate.

Mr. Lap said that the current legal regulations allow independent candidates to register for the exam to obtain a practice certificate without having to study anything. The previous real estate business law required that a complete training program be completed before a practice certificate could be issued, but now it is no longer required. Real estate consulting is also an important profession, but it can be done without a practice certificate, which raises many problems.

"The state does not manage, so the quality of brokerage practice is currently alarming because there is no proper training," Mr. Lap added.

In response to the above comments from businesses, Dr. Tran Dinh Ly, Vice Principal of Ho Chi Minh City University of Agriculture and Forestry, commented: "Human resources are lacking, but if they are weak, we must review the nature of the problem. Weakness here should be understood as human resources that are not properly trained but use 'amateur' forces. Therefore, we need to clearly see the true nature so that this human resource is transparent."

Associate Professor, Dr. Nguyen Thi Hoai Phuong, Principal of Ba Ria-Vung Tau University - Vice President of the Real Estate Training Association, pointed out the shortcomings in training real estate human resources. According to Ms. Phuong, the issuance of practice certificates is currently too lenient, with a certificate, there is no need to study at university. "When society is so lenient, why do we have to study at university? Meanwhile, people who have completed a bachelor's degree, have been trained for 3-4 years but hold a university degree in hand, cannot practice without a practice certificate. Meanwhile, ordinary people in society only study for 3-4 months and have a practice certificate to practice".
