Dien Chau – the “stock code” leading the Nghe An market
Dien Chau is the most potential district in Nghe An province with the second largest population, after Vinh City. The district owns the Southeast Nghe An Economic Zone, one of the two dynamic growth areas of the province; the growth rate of production value is among the top in the province, the economic scale is the second in the whole province. This is also the only district in Nghe An with 3 important economic corridors of the province passing through: Eastern coastal economic corridor; National Highway 7 economic corridor; National Highway 48 economic corridor.
On September 1, the Nghi Son - Dien Chau expressway project connecting Thanh Hoa and Nghe An provinces was officially opened to traffic, further activating the already strong potential of Dien Chau. With the ability to shorten the travel time from Nghe An to Hanoi by half, experts estimate that a large number of tourists, businesses, and investors from the North with high demand for accommodation, entertainment, and commercial business will bring huge profits and have a breakthrough impact on local real estate.
Reinforcing this opinion, an expert said that the inter-regional expressway system, which is considered a “great creation of the new era, the foundation for the country’s future”, is one of the infrastructure projects that has the greatest impact on real estate values. For example, localities that own the expressways Hanoi - Hai Phong - Quang Ninh, Cau Gie - Ninh Binh, Mai Son - National Highway 45, Dau Giay - Phan Thiet, Ho Chi Minh City - Long Thanh, etc., quickly “activate” land prices to grow by 20 - 50%, raising the total investment in real estate projects in the area up to 10 times…

Long-term support for the Dien Chau real estate market is also provided by the VSIP Nghe An II Industrial Park with a scale of 500 hectares, which was just launched by the Prime Ministers of Vietnam and Singapore at the end of August. The presence of "Vietnam's leading successful industrial park model" will be a "magnet" attracting FDI capital to Dien Chau, expanding the real estate customer base to a large number of foreign experts. For example, previously, VSIP Nghe An I Industrial Park deployed in Hung Nguyen district attracted 32 investment projects, with a total FDI capital of 744 million USD.
In the overall picture, the real estate potential of Dien Chau district is further extended thanks to the vision of becoming a town in 2030, with a focus on urban, industrial and service development. Currently, in addition to focusing on investing in urban infrastructure planning, establishing more new industrial clusters and zones, Dien Chau is also building 3 economic corridors with the goal of not only becoming the industrial, service and tourism center of Nghe An but also in the future will be a bustling economic center of the North Central region and the whole country.

Which "buy" order helps "purple" bloom?
With a series of large-scale projects being launched, 2023 is considered a golden milestone in the new development era of Dien Chau, a ripe time for smart investors to enter the market. However, not every place will record “purple”, but only areas with strategic value in the general development picture can bring the “Bluechip” code to sublimation.
Commenting on the most volatile area in the Dien Chau real estate market in 2023, an expert from Hanoi said: "To talk about the area with the highest price increase, the area around National Highway 7 will be the most worth investing in because this is the most special route not only in Dien Chau district but also in Nghe An province at present."

Firstly, according to the latest planning, National Highway 7 is currently leading in terms of commercial potential because it is both a “bridge” between the North-South Expressway and National Highway 1A, and is located on an important economic corridor of the district and province. Currently, this route is being invested in developing many key urban - commercial service projects, welcoming millions of people from the North to the Central region and passing through Dien Chau.
Not only that, this special route also closely connects with 3 important development drivers of Dien Chau district: the central urban area, Dien Thanh coastal tourist area and VSIP Nghe An II Industrial Park. This valuable advantage helps National Highway 7 become a "lowland" to welcome 3 important customer groups of both commercial and real estate businesses: local residents, tourists and foreign experts.

In addition, National Highway 7 with a length of 220 km is also the longest route in the province, playing a vital role through all 7 districts in the West of Nghe An, including the 3 richest districts: Dien Chau, Yen Thanh, Do Luong. The route is also a transport corridor through Laos, playing an important security and trade role for the country.
In both the short and long term, the expert advises investors to restructure their investment portfolios in Dien Chau, especially on Highway 7, when the market is still at its “foothills” and there is still a lot of room for development. However, they should only “match orders” in real estate products with real value, central locations, planning potential, high-end amenities, reputable investors and full legal status to ensure a stream of profits filled with “purple”.
