Dong Nai determined to remove obstacles to the urban area west of Bien Hoa - Vung Tau highway

Bien Hoa City People's Committee must complete the dossier to locally adjust the general planning of Bien Hoa City within the scope of a part of the urban area west of Bien Hoa - Vung Tau highway before August 25 to submit to the Department of Construction for appraisal.

That was the request of the Chairman of the Provincial People's Committee Vo Tan Duc at the working session of the Provincial Construction Planning Appraisal Council to listen to the report on the progress of the project to locally adjust the general planning at a scale of 1/10,000 of Bien Hoa City to 2030, with a vision to 2050 in the scope of a part of the Urban Area west of Bien Hoa - Vung Tau Expressway on August 20.

Before August 25, Bien Hoa City must complete the dossier to locally adjust the general planning of Bien Hoa City.

In addition, at the meeting, members of the Provincial Construction Planning Appraisal Council commented on a number of contents related to the dossier of local adjustment of the general planning of Bien Hoa City within the scope of a part of the urban area west of Bien Hoa - Vung Tau expressway such as: adjusting the land area of ​​the riverside green corridor; assessing the impact of adjusting the scale of the regulating lake in the Cu Lao Phuoc Hung area; handling administrative violations in construction activities in subdivision C4.

Mr. Duc emphasized that the preparation and submission of the dossier for partial adjustment of the general planning of Bien Hoa City must be carried out publicly and transparently. At the same time, it must ensure compliance with the new standards and orientations of Bien Hoa city approved by the Prime Minister in the task of adjusting the overall planning of Bien Hoa City until 2045, and not legalize violations.

It is known that the People's Committee of Dong Nai province has also assigned the Department of Construction to coordinate with the People's Committee of Bien Hoa city to complete the dossier to adjust this local planning to submit to the Ministry of Construction for appraisal and approval to handle old problems, in order to remove difficulties for projects in the area.

Recently, Bien Hoa City and the consulting unit have also prepared a dossier to locally adjust the general planning of Bien Hoa City within the scope of a part of the urban area west of Bien Hoa - Vung Tau highway with the contents of adjusting population size and land use indicators.

Regarding land targets, the achieved targets of the Urban Area West of Bien Hoa - Vung Tau Expressway after local adjustment of the general planning of Bien Hoa City in part of this urban area (in Long Hung commune and part of Tam Phuoc ward) include: urban residential land 51.4 m2/person; urban public - commercial service center land 4 m2/person; green park land, open space 8 m2/person; urban traffic and technical infrastructure land 18 m2/person.

Regarding population size, it is proposed to increase the population size from 126,000 people to 140,000 people for the C4 subdivision; increase the size from 420,000 people to 434,000 people for the urban area west of Bien Hoa - Vung Tau highway.

Recently, the People's Committee of Dong Nai province also assigned the Department of Construction to coordinate with the People's Committee of Bien Hoa city to complete the dossier to locally adjust the planning of C4 subdivision and submit it to the Ministry of Construction for appraisal and approval to handle old problems, in order to remove difficulties for projects in the area.

Subdivision C4 covers an area of ​​about 1,500 hectares, including the entire Long Hung commune and a part of the southwest of Tam Phuoc ward (Long Thanh district). The local adjustment of the general planning of Bien Hoa city (Dong Nai) in subdivision C4 is being accelerated by the province to remove difficulties for a series of real estate projects) that have been stalled for many years. This decision is expected to contribute significantly to the recovery and development of the real estate market in the area.
