Recently, the People's Committee of Dong Nai province has requested relevant units to speed up the bidding process to select investors for the Hiep Hoa Urban Area project, Hiep Hoa ward (also known as Cu Lao Pho), Bien Hoa city. For this project, the Provincial People's Committee is submitting to the Provincial Party Committee for comments on the requirements for the investor's capacity and experience.
The Hiep Hoa Urban Area Project was granted an investment policy decision by the Provincial People's Committee in March 2023 with an area of nearly 300 hectares, an expected population of 31,600 people, located in a prime location on the middle island between Pho Island and Dong Nai River. Of which, the project's residential land is more than 84 hectares, accounting for 28.8%; green land is more than 110 hectares, accounting for 38.4%; mixed land is nearly 35 hectares; traffic land is 43 hectares...
The total investment capital of Hiep Hoa Urban Area project is more than 72,229 billion VND with an operating period of 50 years. The project will be implemented over a period of 12 years, from 2023-2035 and divided into 5 component projects.
The development of a billion-dollar project will change the face of Bien Hoa City in the future.
The project's objective is to invest in the construction of a new urban area, a service complex, low-density, spacious, modern, in harmony with the natural landscape. The urban area aims to develop sustainable tourism, combining the diversification of housing types, combined with a commercial service center serving tourism, public services... Harmoniously arranging the types of activities in the urban area, ensuring that they take place both day and night, forming a bustling commercial street, meeting the needs of housing, business services, and accommodation.
It is known that the total planned area of Cu Lao Pho area is about 700ha, surrounded by Dong Nai River and Cai River (a branch of Dong Nai River). The specific boundaries are as follows: The North and Northwest border Cai River, facing Tam Hiep Ward and Thong Nhat Ward; the East borders Cai River, facing Binh Da Ward and An Binh Ward; the South and Southwest borders Dong Nai River, facing Buu Hoa Ward.
Of which, urban development land is nearly 550 hectares, water surface land of Dong Nai River and Cai River is nearly 150 hectares. In nature, this is a component subdivision of the historical central urban area of Bien Hoa City (with 9 subdivisions); is part of the chain of landscape areas along Dong Nai River... At the same time, this is also a valuable location of Dong Nai and also an important highlight, creating a breakthrough development for Bien Hoa City.
