On July 16, information from Lam Dong Provincial People's Committee said that after a meeting of Lam Dong Provincial People's Committee leaders, the Provincial People's Committee unanimously decided not to consider the architectural concept plan of the project at No. 11 Tran Quoc Toan, Ward 1, Da Lat City of Mount A Investment, Trade and Service Joint Stock Company.

However, Lam Dong Provincial People's Committee still requested enterprises to urgently carry out investment and construction procedures, as well as focus investment resources to complete the project and put the land into proper use according to regulations.

Real Estate - Lam Dong: Not considering the proposal of a 5-star hotel project next to Xuan Huong Lake

Around Xuan Huong Lake are prime locations for tourism projects.

Previously, Mount A Investment, Trade and Service Joint Stock Company requested permission to build a 5-star hotel on land plot No. 11 Tran Quoc Toan, Ward 1, Da Lat City. This is a prime land plot in Da Lat, close to Xuan Huong Lake with an area of over 6,300 m2.

According to the proposal of the enterprise, the hotel project consists of 7 floors above ground and 4 basements. The construction density of the above ground part is 60%, the underground part is 90%. The minimum construction distance is 6m for Bui Thi Xuan Street and 10m for Tran Quoc Toan Street.

Lam Dong Department of Construction assessed that the proposal to build the above luxury hotel project is not in accordance with the approved detailed planning and urban design.

According to this unit, the land plot at 11 Tran Quoc Toan is within the scope of the urban design project for the Xuan Huong Lake landscape area and the Hoa Binh center, Da Lat City. The proposed hotel construction criteria of Mount A Company exceed the regulations in these projects such as the construction density on this prime land plot must not exceed 40%, with a setback of over 40 m, only a maximum of 5-storey buildings can be built.

At the same time, the Department said that currently there is no approved zoning plan for the land plot. The central zoning plan is being prepared by the Da Lat City People's Committee, which has not yet identified the land plot at 11 Tran Quoc Toan as a key project.

This land was auctioned by DiDaMa Company Limited to lease the land use rights and assets on the land with a one-time payment. Through the transfer and donation process, by the end of 2021, Mount A became the owner of the land.

Lam Dong Province requests the Department of Planning and Investment, Natural Resources and Environment and the People's Committee of Da Lat City to monitor, urge and guide investors to carry out procedures to soon put the project into operation on schedule, promptly report to the Provincial People's Committee to handle the project.
