These days, after the full moon of January, on many streets specializing in construction materials trading in Hanoi such as Minh Khai, Truong Chinh, Hoang Quoc Viet, De La Thanh... many businesses, agents and construction materials stores are actively preparing goods to meet the demand for the peak construction season in March.
Dealers specializing in construction materials said that since the beginning of the year, the selling prices of most items have not increased, but have remained stable, creating favorable conditions for people and businesses to carry out construction. Currently, tiles from domestic manufacturers such as Dong Tam, Viglacera... have prices ranging from 150,000 - 270,000 VND/m2; tiles imported from Italy, Spain, India, China... range from 150,000 - 1,200,000 VND/m2.
In addition, to stimulate consumer demand, tile dealers offer attractive promotions from 20 - 40% to consumers. In terms of design, this year's trends are simple colors such as white, gray, light colors, few patterns or new products applying 3D, nano technology, with high aesthetics, chosen by many customers...
Director of Song Anh Vietnam Trading Company Limited Ly Thuc Anh said that current consumer tastes favor tiles and sanitary equipment from domestic brands, thanks to reasonable prices, quality, diverse designs and suitability with current construction trends when home interiors integrate many technologies.
Market research shows that other types of construction materials such as cement have maintained their selling prices since the announcement of an increase of VND 50,000/ton for bagged cement and bulk cement from the beginning of 2025. In particular, The Vissai Cement Group has notified the entire system of affiliated factories, including: Vissai Ninh Binh, Vissai Ha Nam, Dong Banh Cement, Song Lam Cement, Song Lam 2, to increase by VND 46,300 per ton of cement. Bim Son Cement Joint Stock Company has adjusted the selling price of bagged and bulk cement products of all types to VND 50,000/ton (including VAT).
Regarding steel prices, Mr. Hoang Long - owner of a steel dealer on De La Thanh Street said that in previous years, in the first months of the year, steel prices often increased, but this year, up to now, the price scale has been maintained stable. This creates favorable conditions for people and businesses to implement construction works and projects, and the number of pre-orders also increased slightly after the full moon of January.
"Steel prices may increase in March because the dry weather is a favorable time for home repairs, so many families are taking advantage of the opportunity to complete their homes. Compared to previous years, the construction materials market this year is relatively stable, so we are increasing our stockpiling of steel products to receive incentives from manufacturing plants," said Mr. Hoang Long.
Currently, prices remain stable. In the North, Hoa Phat steel, with CB240 coil steel line, is priced at 13,690 VND/kg; D10 CB300 ribbed steel bar is priced at 13,840 VND/kg; Viet Duc steel, with CB240 coil steel line, is priced at 13,640 VND/kg; D10 CB300 ribbed steel bar is priced at 13,840 VND/kg. Construction material dealers all forecast that during the upcoming peak construction period, material prices cannot increase sharply immediately, because the increase depends on fluctuations in input material prices (such as iron ore, coal, electricity, etc.). With a competitive market and the Government's regulatory policies to stabilize prices, high increases will be limited, creating favorable conditions for construction enterprises to maintain operations.
Many new opportunities
Industry experts believe that the world economic situation will be even more difficult in the coming time. The challenges ahead are that businesses need to pay more attention to forecasting to seize emerging opportunities; respond quickly, flexibly and effectively. Always pay attention to product quality and design to increase competitiveness; practice thorough savings, especially in input costs and financial costs such as reviewing the sales agent system, cutting down on parts, intermediate steps from the manufacturing plant to customers consuming products, and reducing appropriate sales costs.
At the same time, strengthen international trade promotion to maintain existing markets and find new markets abroad. Diversify construction material products to suit different types of construction works, climate conditions, and regions; increase production of construction material products to replace imports to meet market demand.
In the long term, the State needs to strengthen policies to encourage and support enterprises in transferring new technologies, investing in modern production lines as well as improving technology. Maintain and promote the implementation of policies to increase the production and use of environmentally friendly construction materials. Have policies to strongly promote the use of waste, especially household waste, as alternative fuel for the production of construction materials.
However, in the midst of challenges, there will be opportunities, as the domestic real estate market is showing many positive signs of increased demand for the construction materials industry. Senior Director, Commercial Leasing Department, Savills Hanoi Hoang Nguyet Minh shared that the office market is expected to continue to maintain growth in both supply and demand. If in the past, landlords simply built a building and rented out empty space, now landlords have to provide more to tenants.
The market is very competitive, most buildings are built methodically and meticulously, and class A buildings are aiming for green certification, so buildings with green certification have almost become mandatory, especially in the context of climate change, increasing air pollution, environmental pollution, along with the need for business operations to ensure the Net-Zero target.
In addition, the Government's request for ministries, branches and localities to urgently review and fully report on investment projects with difficulties, obstacles and long-term backlogs for timely resolution and immediate implementation can create momentum for the sustainable development of the construction industry, especially when these projects are implemented according to plan and have good preparation in terms of material supply. Resolving obstacles in projects will create job opportunities in construction-related industries, including the production and supply of construction materials.
After the full moon of January, with favorable weather for completing or constructing works, it is the time for people and businesses to proactively source supplies and deposit to buy materials from iron and steel, cement to furniture to avoid fluctuations that increase construction costs. Regarding prices, materials are relatively stable, many items due to competition between companies with each other, so prices do not increase and are beneficial to consumers.
