According to the Ministry of Construction’s report on the housing and real estate market in the second quarter, in Hanoi and Ho Chi Minh City, apartment prices increased by an average of 5-6.5% and increased by 25% annually depending on the area and location. Notably, apartment prices increased not only in newly opened projects but also in many old apartments that have been used for many years.
However, this situation only occurred for a short period, and there were signs of slowing down at the end of the quarter due to high prices and buyers' psychology being in a wait-and-see mode.
In Hanoi, some apartment projects with high price increases are: Royal City urban area increased by 33%; The Pride 33%, My Dinh Song Da - Sudico increased by 32%; Vinhomes West Point increased by 28%.

Also according to the Ministry of Construction, while prices increased, the number of transactions of apartments and individual houses in the second quarter tended to decrease compared to the first quarter. Specifically, the number of transactions of apartments and individual houses was 72.2% compared to the first quarter, and 87.08% compared to the same period in 2023.
The hot price increase in the apartment market also leads to an increase in the price of individual houses, townhouses in projects and houses in existing residential areas.

In Ho Chi Minh City, the average selling price of some projects also increased compared to the previous quarter, such as: Precia Riverside (District 2) increased by about 8.6% (to 203.8 million VND/m2), Villa Riviera (District 2) increased by about 6.6% (to 385.0 million VND/m2), River Park (District 9) increased by about 6.2% (to 111.4 million VND/m2)....
In the land segment, transaction volume in the second quarter continued to increase, equal to 127.9% compared to the first quarter and equal to 185.8% compared to the same period in 2023.
In the second quarter, the whole country had 9 commercial housing projects with a scale of about 5,005 units, the number of projects was 90% compared to the first quarter of 2024 and 128.57 compared to the same period in 2023. Specifically, there were 6 projects in the North, 1 project in the Central region, and 2 projects in the South.
The number of newly licensed projects is 19 projects with a scale of about 10,230 units, the number of projects eligible to sell future housing is 50 projects with a scale of about 13,167 units.
