Zone 4 of Thu Duc City has 3 “golden factors” in terms of location, traffic infrastructure, large land fund, enough potential and advantages to form a public transport urban area (TOD). The comments were made at the Thu Duc City Master Plan Seminar to 2040, broadcast on VnExpress Fanpage on March 21. Accordingly, experts said that for an area to become a TOD (Transit-Oriented Development), the three golden factors mentioned above all converge in subdivision number 4 (Long Binh ward and part of Tan Phu and Long Thanh My wards, Thu Duc City).
According to the plan, Thu Duc City is oriented to become a creative urban area, strongly connected with key economic regions in the South, creating a new "growth pole" for Ho Chi Minh City. Specifically, Thu Duc is divided into 9 sub-zones with different functions, of which sub-zone 4 stands out with its position as an inter-regional gateway - Ho Chi Minh City and Dong Nai, Binh Duong.
To clarify the role of this area, Mr. Nguyen Anh Tuan, Urban Planning Expert, gave many analyses. Regarding public transport, Zone 4 is planned as a center connecting main bus routes to Tan Son Nhat Airport, Mien Dong Bus Station, National University Area and Long Thanh Airport.

Experts pointed out that the new planning includes 5 urban railway lines besides MRT Line 1 and two inter-regional bus routes, forming the main public transport structure for Thu Duc City. In particular, within a radius of 1km from Zone 4, there are a total of 3 stations: the existing Eastern Bus Station, the station connecting to the MRT line to Binh Duong New City and Bien Hoa.
In addition, Zone 4 is also planned to develop a waterway transport system on level IV rivers and canals and combine main bicycle routes along these corridors. This integration with a large-scale public transport system will create a multi-modal transport network, encourage walking, and facilitate intra-city and inter-regional travel, bringing many sustainable development values.
"This is a rare place where public transport, intellectual resources and abundant land funds converge. If planned properly, this place can become a TOD model, activating multi-layered economic values," Dr. Dinh The Hien shared more during the discussion.
Metro - the "backbone" of the TOD model
In the analysis of the potential and driving force of Zone 4, experts constantly emphasize the important role of Metro in the orientation of TOD urban development. Ms. Nguyen Thi Hong Trang, PhD in Economics and Member of the Board of Directors of SonKim Group, analyzed that Zone 4 of Thu Duc City is identified as one of the 5 important key areas because it has the final station of Metro Line 1, which plays the role of the eastern gateway for trade, connecting Bien Hoa, Dong Nai.

The TOD urban model not only helps reduce traffic congestion, reduce environmental pollution, save travel time, but also increases the value of life with the strong development of high-end residential, commercial and service areas. Thanks to these advantages, TOD is an inevitable development trend, contributing to solving urban planning problems. In the world, this model is effectively applied in many countries and helps increase real estate value.
For example, in Japan, metro lines have increased the value of surrounding real estate by 30%-50% after completion. South Korea and Singapore are also examples of how public transport helps cities develop sustainably.

The 9 Stellars located at the Suoi Tien Bus Station metro terminal in zone 4 is a representative of the TOD urban trend of Ho Chi Minh City.
