(Dan Tri) - According to data from Batdongsan.com.vn, the real estate market in most central provinces tends to increase interest in the third quarter compared to the first quarter.
Da Nang and Quang Binh are emerging as the two localities with the strongest growth in the Central real estate market, with the level of interest and selling prices of the main types of real estate increasing.
According to the report, apartments in the Central region are attracting significant attention from buyers. Specifically, in the third quarter of 2024, the demand for apartments in Binh Dinh increased by 23% compared to the first quarter of 2024, Da Nang increased by 45%, Thua Thien Hue increased by 65%, and especially Quang Binh increased the most with 516%.
Apartment prices in Da Nang and Quang Binh also recorded increases of 32% and 41% respectively in the third quarter of 2024 compared to the first quarter of 2022. For private houses and land, interest increased in most central provinces, but prices have not fully recovered. Da Nang is a bright spot with land prices increasing from VND40 million/m2 to VND45 million/m2, an increase of 12% compared to the first quarter of 2023.
The townhouse type also recorded a sharp increase in interest in Phu Yen and Binh Dinh, and prices improved in many central provinces with increases ranging from 2% to 53% in Q3/2024 compared to Q1/2023.
The Central region has outstanding infrastructure advantages with a diverse transportation system, including roads, railways, seaports and strategic airports, serving both trade and tourism.
Mr. Ha Nghiem, a real estate expert in Da Nang, said this is an important lever to promote the development of the tourism and resort real estate industry, creating the premise for the Central region to become the leading tourist center of the country.
The real estate consumer sentiment report for the second half of 2024 shows that project legality and construction quality are two very important factors when choosing a project. Specifically, 70% of respondents prioritize legality, 51% consider construction quality as a prerequisite when choosing a project.
Quang Binh real estate market also shows signs of improvement with great development potential thanks to its central location in trade and tourism advantages. Quang Binh is prioritizing infrastructure projects with great influence and inter-regional connectivity, especially transport infrastructure in the 2021-2030 period.
In Thua Thien Hue, the level of interest in private houses and land increased sharply in the third quarter of 2024 compared to the first quarter of 2024. The tourism potential of this province also promises to be promoted by becoming a centrally-governed city and the goal of becoming a typical heritage city of Vietnam by 2023.
Quang Nam is showing signs of positive recovery from the land segment, with priority given to increasing the urbanization rate. Binh Dinh is also completing infrastructure to increase the competitiveness of the real estate market, with most of the key transport projects completed and put into operation.
Phu Yen recorded an increase in interest in private housing and land in the third quarter of 2024 compared to the first quarter of 2024, but prices have not really recovered. The province aims to become a center for blue-water economy associated with the development of high-quality tourism services by 2030.
In general, the above factors, along with the advantages of natural landscape, tropical climate and unique cultural heritage, will open up opportunities for recovery and development for the real estate market in the Central region.
