(CLO) In 2025, many experts expect the real estate market to grow again and no longer have the "fever" phenomenon like the previous period.


In 2024, the market will recover month by month and quarter by quarter, but the growth rate is not expected. Therefore, many experts expect that in 2025, the market will have a breakthrough momentum.

Mr. Nguyen Trung Tuan, a real estate expert, said that after real estate-related laws such as the 2024 Land Law, the 2023 Housing Law and the 2023 Real Estate Business Law officially take effect from mid-2024, the market needs to wait for the policies to "absorb", at least 6 months to 1 year.

However, the first quarter of each year is usually the "least" attractive period of the market, so Mr. Tuan predicts that from the second quarter, the market will have a breakthrough momentum.

Mr. Nguyen Quoc Anh, Deputy General Director of PropertyGuru Vietnam, commented that the real estate market has overcome the most difficult time and is on the path of "acceleration".

"Although it cannot return to its peak immediately, signals from the beginning of 2024 until now show that the real estate market has liquidity from new projects and secondary projects. The difficult period has passed," he said.

Mr. Quoc Anh commented: From the second quarter of 2025, the real estate market will enter a period of recovery and real estate prices are expected to continue to increase.

Interest in real estate has increased sharply, market confidence has returned and investor sentiment has improved, thereby affecting investment decisions.

"Currently, the real estate market is in a new cycle. The market context in the current cycle is based on three factors: Credit, interest rates and policies. In particular, new laws that will soon take effect will promote the market to recover soon," Mr. Quoc Anh emphasized.

Meanwhile, Mr. Nguyen Quang Huy, CEO of the Faculty of Finance and Banking, Nguyen Trai University, said that the real estate market has overcome the most difficult period, with recovery mainly in the mid-range and high-end segments. This comes from the support of preferential credit policies and gradually improved confidence.

However, the recovery is uneven and still faces challenges such as: Affordable housing and social housing are still in short supply, unable to meet the great demand from people due to legal barriers and low profits, making businesses reluctant to invest.

Mr. Huy predicts that 2025 will witness stronger growth, especially in industrial real estate, housing with real value under VND5 billion and integrated tourism real estate.

"This is the time when the market begins to enter a new growth cycle, but development will depend on maintaining support policies and improving supply of key segments," said Mr. Huy.

According to this expert, the market will be supported by a strong increase in remittances in 2025. In addition, legal reform policies, the revised Land Law, and more transparent regulations will promote transactions and increase confidence.

Mr. Nguyen Van Dinh, Vice President of the Vietnam Real Estate Association, noted that from now until the end of 2025, the provisions of the new law have not been fully applied, there are still overlaps with the old policy, so there is flexibility in calculating land prices...

Therefore, investors need to proactively update and promptly grasp new changes in the legal corridor, and at the same time adjust their business plans to suit the legal corridor and market development trends.

Specifically, investors need to choose products that are in line with the trends and affordability of the majority of people. In addition, it is necessary to carefully assess the legality of the project to ensure the selection of good quality projects to participate in.
