Movements in a series of apartment projects in Hanoi after a long period of abandonment and fenced-off
Báo Tiền Phong•26/05/2024
TPO - Although there have been signs of construction resuming at several long-abandoned apartment projects in Hanoi, many people are still skeptical about when the buildings will be put into use.
In recent quarters, apartment prices in Hanoi have been witnessing a rapid increase, making the dream of owning a home increasingly difficult for workers. One of the reasons for this situation is the shortage of supply leading to market imbalance, pushing up housing prices. In this context, there are signs of a number of long-abandoned apartment projects starting to resume construction.
The first is the 45-storey super tower project QMS Tower located on To Huu Street, Nam Tu Liem District. According to research, the project was started in the second quarter of 2018 on a total area of 6,656.5 m2 and invested by Quang Minh Joint Stock Company. It is expected that by the second quarter of 2020, the items will be completed and handed over.
With a height of 45 floors, including 490 apartments and a series of utilities...QMS Tower was expected to provide a classy, quality living environment.
However, since the topping out on April 26, 2020, the project was suddenly suspended, with not a single worker at the construction site.
In fact, after many years, the items have degraded quite clearly. The swimming pool area is mossy, the foundation pillars, fences and steel gathered in the yard have also rusted over time.
Recently, the project has started to see some workers coming in and out to inspect the building's items. However, many people think that this does not mean anything, because previously this happened similarly, but after a while the project was "frozen".
Or the Golden Millennium Tower project at 110 Tran Phu Street (Mo Lao Ward, Ha Dong District), invested by Ba Dinh Construction Investment Consulting Joint Stock Company, is also showing signs of re-construction.
Golden Millennium Tower is a complex project of offices, commercial centers and luxury apartments with a tower design of 39 floors above ground and 3 basements. The project has about 500 apartments, with an investment capital of more than 900 billion VND.
Since 2018, the investor has stopped construction of the project, leading to delays, causing frustration for many customers.
Recently, construction activities at the project have been recorded more frequently. Although it is not known when it will be completed, this is also a good sign for customers.
Besides the positive signs from abandoned apartment projects for many years that have shown signs of re-construction, there are still many abandoned projects without any movement.
As a project with a huge total investment of nearly 1,000 billion VND, the Elite Tower project (previously known as Tokyo Tower, Vinafor apartment or Landmark 51) has been suspended and abandoned for many years. It is known that the project is invested by Song Da 1.01 Joint Stock Company.
Not only is the project constantly behind schedule, but PVComBank also seized the project in 2018 due to failure to fulfill payment commitments to the bank. Since then, there have been no signs of construction.
Notably, in early September 2033, when Ms. Vu Thi Thuy - General Director of Nhat Nam Real Estate Company and also Chairwoman of the Board of Directors of Song Da 1.01 Joint Stock Company was temporarily detained by Hanoi City Police and prosecuted for fraud and property appropriation, advertising information surrounding the project was removed, and the project had no completion date.
A similar situation also happened with Usilk City (Van Khe Urban Area, Ha Dong) invested by Song Da - Thang Long Joint Stock Company.
Up to now, in addition to the 4 buildings that have been handed over to residents, the remaining items of the project are either in a state of having completed the foundation, or have only built a few rough floors and then left abandoned, seriously affecting the rights of thousands of home buyers.
According to experts, the fact that a series of apartment projects are abandoned and seriously behind schedule is a huge waste for society. Although there have been positive signs, the dream of settling down for many families will have to last a long time if there is no breakthrough in the future. And most of all, the interests of customers who have bought houses in these abandoned projects are being seriously affected...
