Land auction in Quoc Oai district: 1,000 applications, highest price over 54 million VND/m2

On October 13, the Land Fund Development Center of Quoc Oai district organized an auction of 54 land plots at the auction land area in Son Trung village, Yen Son commune.

The plots of land have an area of ​​92.5-121.4m2, with a starting price of nearly 12.5 million VND/m2. The People's Committee of Quoc Oai district said that nearly 300 customers participated in this auction, registering more than 1,000 auction documents.

To ensure that there is no collusion or price-fixing that causes losses to the budget, Quoc Oai district and the auction organizer have agreed to conduct the auction using the direct voting method in multiple rounds, with a minimum of 5 mandatory rounds. The common price for the plots of land is 2 million VND/m2.

Since the auction is conducted using a multi-round method, the auction only ends when there are no more customers participating in bidding.

As a result, among the 54 plots of land put up for auction, the highest winning price was nearly 54.5 million VND/m2, 4.3 times higher than the starting price. The lowest lot had a winning price of nearly 44.5 million VND/m2, nearly 3.6 times higher than the starting price. The amount of money that Quoc Oai district collected from the land use rights auction in this round was 242.6 billion VND, a difference of 179.6 billion VND compared to the starting price.

From now until the end of 2024, Quoc Oai district will organize 3 more land auctions in the communes of Tan Phu and Sai Son, with a total auction area of ​​about 9,000m2; the total expected revenue from land auctions is about 600 billion VND.

Also in the suburbs of Hanoi, on the morning of October 11, the Land Fund Development Center of Phuc Tho district (Hanoi) organized an auction of land use rights for 27 plots of land in Dong Phuong area, Tho Loc commune and Gac Cho area, Tam Hiep commune.

Specifically, for 25 auctioned plots of land in Dong Phuong area, Tho Loc commune, with areas ranging from 134.5m2 to 186.6m2, the starting price is 19.8 million VND/m2. In addition, 2 plots of land in Gac Cho area, Tam Hiep commune, have areas ranging from 134.8m2 to 153.4m2.

According to information from the People's Committee of Phuc Tho district, the auction had a total of 258 applications from 72 customers registered to participate.

As a result, 25 plots of land in Dong Phuong area, Tho Loc commune were successfully auctioned with the highest winning price being 25.8 million VND/m2, the lowest winning price being 21.2 million VND/m2.

On the contrary, the auction of 2 plots of land in Gac Cho area, Tam Hiep commune was unsuccessful.

Regarding the issue of land auctions, the Hanoi People's Committee has recently sent a document to departments, branches, districts, towns and cities. According to the document, the Hanoi People's Committee noted that land auction organizers should consider regulating the price steps and auction forms (mandatory multi-round auctions) to ensure competitiveness and closeness to market prices.
