Hoang Mai District is about to auction nearly 4.4 hectares of residential land, starting at 86 million VND/m2

(Dan Tri) - Nearly 4.4 hectares of land were auctioned by Hoang Mai district (Hanoi) to carry out a low-rise housing construction investment project, with a starting price of 86 million VND/m2.


Lac Viet Joint Stock Auction Company has just announced the auction of land use rights to implement the low-rise housing construction investment project at the land plot marked TT4 in the Nam Ho Linh Dam Urban Area, Hoang Liet Ward, Hoang Mai District, Hanoi City (phase 1).

The auctioned land has a total area of ​​43,944m2 (nearly 4.4ha), of which more than 20,000m2 is residential land with a construction density of 49.7%, equivalent to about 262 plots of land; the remaining 20,759m2 of land is used for traffic land and 3,123m2 of land is for trees. The starting price of the auction in round 1 is more than 86 million VND/m2. The deposit amount is more than 345 billion VND.

The auction format and method will be direct voting in multiple rounds, with each step costing VND500,000/m2. The auction is scheduled to be held on December 23 at the Hoang Mai District Political Center Hall.

With a starting price of 86 million VND/m2, the land auction in Hoang Mai district is holding the highest starting price compared to recent land auctions in Hanoi.

Also in December, Hanoi districts will auction more than 300 plots of land in My Duc, Me Linh, Hoai Duc, Son Tay, and Soc Son districts. The plots of land all have low starting prices, from only VND1.1 million/m2.

After the auction of up to 30 billion VND/m2 in Soc Son district at the end of November caused a stir in public opinion, the Hanoi People's Committee issued Official Dispatch No. 4085 requesting departments, branches and localities to seriously implement measures to improve the efficiency of land use rights auctions.

Accordingly, localities need to carefully evaluate the effectiveness of land allocation and leasing through auctions. In particular, units should avoid organizing auctions in areas with low starting prices that are not enough to cover the costs of site clearance and infrastructure investment.
