Townhouses in areas bordering Ho Chi Minh City such as Long An are attracting more and more attention, mainly due to their reasonable prices, suitable for many customers.

A recent report by Savills Vietnam shows that in the fourth quarter of 2024, the price of townhouses (villas, townhouses) in Ho Chi Minh City recorded an average of 330 million VND/ m2 , an increase of 20% compared to the previous quarter.

Meanwhile, products with this price range account for 70-85% of supply in Long An, Binh Duong, and Dong Nai.

Experts say that townhouses and villas in Ho Chi Minh City will have to compete with affordable products from neighboring areas. High prices will encourage investors and homebuyers to move to adjacent urban areas with more suitable options.

In particular, Duc Hoa district (Long An province) with the advantage of bordering the Northwest of Ho Chi Minh City, the infrastructure is being completed, recording many positive signs of the market. Most recently, Ho Chi Minh City decided to invest in expanding Nguyen Van Bua Street from Nga Ba Giong to Provincial Road 9 Bridge, with a total investment of more than 2,421 billion VND, using local budget capital.

According to the plan, Nguyen Van Bua Street will be widened to 32-40m, and a new Big Bridge and Provincial Road 9 Bridge will be built, each 58m long and 17.5m wide. At the same time, the existing Provincial Road 9 Bridge will be widened. The project is expected to be implemented in the period 2025-2028.

In addition, the distance from Duc Hoa district to Ho Chi Minh City is increasingly shortened with the Ho Chi Minh City - Moc Bai expressway and the extended Vo Van Kiet route. The Ho Chi Minh City - Trung Luong, Ben Luc - Long Thanh expressways, Ring Road 3, Ring Road 4 help Duc Hoa district connect directly with the Hiep Phuoc, Cat Lai, Cai Mep - Thi Vai port systems and Long Thanh International Airport, etc., contributing to helping this locality make a breakthrough with very high potential for socio-economic development.
