(NLDO) - Speeding up social housing projects will help many low-income people soon have a home to settle down.


To achieve the goal of building 1 million social housing units by 2030, in 2024, the Government has implemented a series of specific programs to support localities across the country to soon put projects into practice.

Touch the dream of home

In September 2024, the Le Thanh Tan Kien social housing project, located in Binh Chanh district, invested by Le Thanh Trading and Service Company Limited, officially started construction, with a scale of nearly 1,500 social housing units for rent and installment payments. The total payment value for each apartment is between 800 and 900 million VND, of which the buyer only needs to pay 200 million VND in advance.

Many workers, especially those from the Western provinces who come to Ho Chi Minh City to work, are eagerly waiting for the opportunity to own or rent a house in this project. It is known that the investor Le Thanh has so far implemented many housing projects for low-income people, helping them stabilize their lives.

Mr. Le Huu Nghia, General Director of Le Thanh Company, emphasized that developing social housing is a way to realize the dream of home ownership for low-income people. According to him, the projects implemented by Le Thanh, whether commercial or social housing, are priced to suit people's budgets.

To date, Le Thanh has handed over more than 7,000 houses, including social housing and low-cost commercial housing. In the next two years, the company plans to deploy about 2,000 more houses. "Immigrants in Ho Chi Minh City really need support to have stable housing, helping them settle down, because they have contributed a lot to the development of the city," Mr. Nghia shared.

Ms. Hong Hoa's family, from Gia Lai, shared that after 10 years of paying installments to own a social housing house with two bedrooms on Nguyen Van Linh Street, Binh Chanh District, her family feels life is much more comfortable without having to rent a house anymore.

"Instead of paying rent like before, that money is now used to pay off bank loans. Currently, my family only has to pay more than 3 million VND per month and only has four more years to complete the installment payment obligation under the 15-year loan contract," Ms. Hoa confided.

She added: "It's our own house, so not only can we live there, but we can also shop, invest, and live comfortably every day. Renting a house is just temporary. My husband and I are really grateful for the social housing program of the investors and hope that the State will have more social housing projects so that low-income people like us can easily buy a house."

Sales staff of Hoang Quan Consulting - Trading - Service - Real Estate Joint Stock Company (Hoang Quan), a unit specializing in social housing, said that many customers who bought apartments at Hoang Quan's project in Tay Ninh felt very excited. Everyone was satisfied to own an apartment at a reasonable price, only about 1 billion VND but still guaranteed an area of ​​over 60m² with a two-bedroom design.

"Not only workers and teachers, but also self-employed people with a stable income of less than 15 million VND have been able to buy social housing thanks to bank loans. They are very happy and are eagerly waiting for the day they receive their houses" - Hoang Tuyet, an employee of Hoang Quan, shared.

Actively create shelter for low-income people

According to the Ho Chi Minh City Department of Construction, by 2024, the city has completed and put into use 5 out of 15 social housing projects, with 2,377 out of 12,000 planned apartments. A worker accommodation project has also been partially completed, providing 368 apartments.

Currently, Ho Chi Minh City is implementing 4 social housing projects with a scale of 2,874 apartments, while 6 other projects, with more than 6,054 apartments, have not yet been approved for investment policy.

To achieve the goal of building 1 million social housing units by 2030, the Government has implemented many mechanisms, policies and preferential credit packages to attract investment, including a VND100,000 billion credit package from government bond issuance.

Vice Chairman of the Ho Chi Minh City People's Committee, Mr. Bui Xuan Cuong, said the city aims to build from 69,700 to 93,000 social housing units by 2030. Currently, the city is implementing 10 social housing projects, of which 6 projects have been completed and 4 projects are under construction, providing a total of nearly 6,000 apartments.

However, the development of social housing in Ho Chi Minh City still faces many difficulties, mainly due to problems in planning, investment procedures and legal processes. To overcome this, the city is actively attracting investment in two new social housing projects and promoting the development of five land plots with the planned construction of 3,800 apartments, in order to increase the housing supply for the people.

Mr. Le Hoang Chau, Chairman of the Ho Chi Minh City Real Estate Association, said that the Association has proposed a pilot decree to restructure the commercial housing market, prioritizing affordable commercial housing projects or mid-range housing projects that meet local needs. This proposal aims to increase housing supply, reduce housing prices and promote the safe, healthy and sustainable development of the real estate market. With the efforts of the Government and local authorities, in the coming time, thousands of people will have the opportunity to own social housing, stabilize their lives and work with peace of mind.
