Average apartment price in Hanoi reaches 51 million/m2, there are still apartments under 20 million
At a recent regular press conference, Mr. Hoang Hai, Director of the Department of Housing and Real Estate Market Management, Ministry of Construction, provided information on apartment prices in many major cities, including Hanoi.
Specifically, in Hanoi, the average apartment price increased by nearly 7% quarter-on-quarter and 14% year-on-year, reaching nearly VND51 million per square meter. In the secondary market, according to the Ministry of Construction, all districts increased their selling prices compared to the previous quarter, of which Dong Da, Thanh Xuan, Nam Tu Liem, Tay Ho and Gia Lam increased by over 3%.
However, in reality, there are still apartments priced at less than 20 million VND/m2, although not many. The project in Thanh Dam is one of the most typical examples.

On Batdongsan.com.vn, at the Riverside Tower 79 Thanh Dam project, a homeowner directly advertised an 85m2 apartment with 2 bedrooms for sale at a price of only 1.65 billion VND (equivalent to 19.4 million VND/m2). This price includes all furniture.
Also in this project, a homeowner wants to sell an 85m2 apartment with 2 bedrooms. The selling price is quite reasonable, only 18.82 million VND/m2, equivalent to 1.6 billion VND. However, this price does not include furniture.
However, there are not many apartments priced under 20 million VND/m2, most are over 20 million VND/m2.
IEC Residences Tu Hiep has a much higher price than Riverside Tower Thanh Dam project but still less than 30 million VND/m2.
Specifically, on many real estate websites, the price of apartments in this project is advertised for sale from 26 million VND to 28 million VND/m2. To own an apartment of about 70m2 at IEC Residences Tu Hiep, buyers only need to pay less than 2 billion VND.
Golden An Khanh is also one of the projects that is advertised quite a lot on social networks. The price of apartments here is not cheap, often over 30 million VND/m2. However, it is still not difficult to find products under this price.
A homeowner wants to sell a 66m2 apartment (including 2 bedrooms) at Golden An Khanh. The asking price is quite reasonable, only 1.79 billion VND (equivalent to 27.12 million VND/m2).
Cheap is not bad
It can be seen that the price of apartments in the affordable segment in Hanoi has a big difference. The price in the South (including the Riverside Tower Thanh Dam project, IEC Residences Tu Hiep) is much lower than in the West (for example Golden An Khanh).
The reason given is that real estate in the South of Hanoi is less attractive because the traffic infrastructure in this area is quite sluggish, dusty and often congested. The two "famous" routes for traffic jams, Linh Nam and Tam Trinh, have not been improved for many years.
Currently, in this area, only Minh Khai and Dai La routes have been "transformed".
However, in reality, when living in the Southern region, many people said they were happy with their choice.
Ms. Thu Linh, who used to live in an apartment in the southern area, shared her satisfaction: “I have lived in an apartment on Thanh Dam Street for 3 years. I am very satisfied with the fresh, airy space, low living costs compared to the general level of the city without having to go too far.”
Another reason why Ms. Thu Linh is satisfied with her choice is that Hanoi "floods every time it rains", while the roads in the Western region are often in a "slow" state, her house area is quite stable.
Currently, apartment prices in the South are still more affordable than in the West. This is a suitable choice for families who want to buy an apartment priced under 30 million VND/m2.
