Phu My town has the most projects

Mr. Nguyen Cong Vinh, Vice Chairman of the People's Committee of Ba Ria - Vung Tau province, signed and issued plan No. 239 on developing social housing in the province in the period of 2023 - 2025 for low-income people and industrial park workers in the province.

According to the plan, Ba Ria - Vung Tau province strives to implement 17 social housing projects with a scale of 54.3 hectares, arranging 12,798 units by 2025. Of which, 12 projects arrange 9,451 units for low-income people; 3 projects arrange 3,034 units for industrial park workers; 2 projects arrange 313 units in the 20% land fund of commercial housing projects.

Vung Tau City has 3 projects, with a scale of 11 hectares, with 4,254 units.

Ba Ria City has 2 social housing projects A, B Go Cat 6, with a scale of 1.3 hectares, with 1,942 apartments. Xuyen Moc District has 2 social housing projects for low-income people, with 1,006 apartments in Phuoc Thuan and Binh Chau communes. Long Dien District has 2 projects. Chau Duc District has 3 projects and Con Dao District has 1 social housing project.

According to the Department of Construction of Ba Ria - Vung Tau province, the estimated capital to complete the development of social housing in the period of 2023 - 2025 is about 10,439 billion VND. Of which, the mobilized social capital (outside the budget) is about 10,214 billion VND, mainly from capital sources of enterprises, preferential loans of the province from the Development Investment Fund, social policy banks, and other credit institutions. The budget capital is 225 billion VND to invest in the construction of social housing projects in Con Dao district.

Many projects must be implemented in 2024

Mr. Ta Quoc Trung, Director of the Department of Construction of Ba Ria - Vung Tau province, said that currently, many social housing projects have been compensated for site clearance by local People's Committees and investors, and detailed planning at a scale of 1/500. The People's Committee of Ba Ria - Vung Tau province also assigned localities to quickly carry out procedures for selecting investors.

Social housing area for low-income people in Long Tam Ward, Ba Ria City

In Vung Tau City, there are 3 social housing projects, with a scale of 11 hectares, with 4,254 apartments. The social housing area in Ward 10 (scale of 4.7 hectares, with 1,965 apartments) has been approved by the People's Committee of Vung Tau City for a detailed plan at a scale of 1/500. Currently, BTGPMB has completed 80% of the land area. The People's Committee of Ba Ria - Vung Tau province assigned the People's Committee of Vung Tau City to immediately carry out procedures for selecting investors, and the investors will start construction in November 2024. The 5.8-hectare social housing area in Ward 12 (scale of 5.87 hectares, 1,896 apartments) is being planned in a detailed plan at a scale of 1/500 by the People's Committee of Vung Tau City. Vung Tau City is also assigned to carry out procedures for selecting investors in the first quarter of 2024, and the investor will start construction in November 2024. For social housing in Ward 10 (formerly known as housing for officers and soldiers of Ba Ria - Vung Tau province's police, with a scale of 0.4 hectares and 528 apartments), the BTGPMB has been completed, and the detailed planning 1/500 has been completed. The People's Committee of Ba Ria - Vung Tau province assigned the Department of Construction to organize the implementation of procedures for selecting investors, and the investor will start construction in November 2024.

The Hodeco Company's worker housing project and Tungho Steel Workers' Social Housing Apartment (Phu My Town) have been recognized as investors for Hodeco Company and Tungho Company. These lands have completed 80% of the project scale. The People's Committee of Ba Ria - Vung Tau Province assigned the People's Committee of Phu My Town to preside over and coordinate with the Department of Natural Resources and Environment, the Provincial Inspectorate and the Investor to complete the site clearance work for the remaining land area. The Department of Construction was assigned to preside over and coordinate with relevant departments and the People's Committee of Phu My Town to work and request the investors to commit to implementing investment procedures and starting the project as soon as the clean land is handed over.

Meanwhile, in Long Dien district, social housing in resettlement area No. 1 Long Hai (scale 0.4ha, 180 units) has completed site clearance and approved detailed planning 1/500, however, it is necessary to adjust the height of the floors to ensure effective land use.

According to the Department of Construction of Ba Ria - Vung Tau province, the goal of developing social housing and worker housing is to have prices suitable to the affordability of low-income and middle-income households in urban areas and of workers and laborers in industrial zones. The State encourages economic sectors to develop housing to create conditions for everyone to have a place to live according to the market mechanism, meeting all people's needs, and at the same time have policies to support housing for social policy beneficiaries, low-income people and the poor who have housing difficulties in order to contribute to political stability, ensure social security and develop urban and rural areas in a civilized and modern direction.
