At a project in Duong Noi ward, Ha Dong district, a 162 m2 villa is being offered for sale at a price of 33 billion VND, equivalent to 203 million VND/m2. According to the reporter's records, the row of villas located on the main road is almost deserted. Meanwhile, the villa area inside has quite bustling business and rental activities.
Brokers said that these million-dollar properties have a rental price of only 15 million VND/month for the unfinished units. Even the basically completed units have a rental price of only 25 million VND/month.
In front of the gate of an urban area in Di Trach commune, Hoai Duc district, the shops and businesses are relatively bustling.
In the picture are townhouses in the Greek subdivision with prices ranging around 150 million VND/m2. On average, the total value of each house will be around 15 billion VND.
Despite the high selling price, the rental price for the entire 100 m2, 5-storey house is only 26 million VND/month. If you only rent the first floor, the price will be 12 - 13 million VND/month. According to the reporter's observation, this area is still quite deserted, the number of people moving to live here is not much.
About 1 km from the project is the THT New City apartment building (Kim Chung commune, Hoai Duc district). Currently, an 80 m2 apartment here is for rent at 10 million VND/month.
The townhouses in a project in Tay Tuu ward, Bac Tu Liem district, were opened for sale by the investor at a price of about 360 million VND/m2. Many of the houses were handed over from 2023, but are still in a state of "closed doors and bolts".
Currently, the investor is offering the rental price for the unfinished townhouses at 30 - 35 million VND/month. For the houses with basic interior finishing, elevators, air conditioners, etc., the rental price is about 80 - 120 million VND/month. This is not the final price, customers can continue to negotiate to lower the price.
Shophouses in an urban area in Tan Trieu commune, Thanh Tri district. Although there are still some vacant units, overall business activities here are relatively bustling.
Currently, the price of shophouses here fluctuates around 300 - 380 million VND/m2. However, the rental price of the first floor of a 93 m2 apartment facing the walking street is only about 12.5 million VND/month. If renting all 5 floors, the rental price will be about 38 million VND/month. Compared to the total value of the shophouse, the profit margin from renting is less than 1.5%/year.

Talking to reporters of the Investment Electronic Newspaper - Baodautu.vn , Mr. Le Anh Thai, Deputy Director of Ngoc Nguyen Land Company, a unit specializing in leasing business premises in Hanoi, said that currently, areas such as Ha Dong, Hoai Duc, Thanh Tri... are relatively "hot" in the buying and selling and investment market. In some places, prices are constantly reaching new peaks.

“If the selling price reflects future expectations, the rental price reflects the actual market situation. Accordingly, the rental price will be determined based on population density, office space, surrounding amenities, consumption level…”, Mr. Le Anh Thai analyzed.

Ngoc Nguyen Land Company's leaders commented that areas outside of Ring Road 3.5 will find it difficult to compete in terms of rental prices with inner-city districts. This comes from the difference in technical infrastructure, social infrastructure, revenue potential of the lessee and brand recognition.

According to Ms. Trang Bui, General Director of Cushman & Wakefield Vietnam, the lack of clear development orientation and ineffective connection between investors, owners and tenants have significantly reduced the potential of shophouses, causing this type to gradually lose its value in the market.

The expert said that currently, many investors only focus on construction and sales, paying little attention to the operation and exploitation process afterwards. This forces owners to find tenants and maintain business operations on their own.
