Why does Mr. Johnathan Hanh Nguyen's tourist area in Da Lat have to adjust its planning?

Lam Dong Provincial People's Committee has just issued a document requesting SASCO Company to continue implementing the Suoi Hoa Eco-tourism Resort project (Ward 7, Da Lat City). However, the investor must carry out planning adjustment procedures to comply with the general planning, zoning planning and master planning for the development of the Dankia - Suoi Vang national tourist area approved by the Prime Minister in 2018.

Perspective of Suoi Hoa Eco-tourism Resort

The Suoi Hoa project has a total area of ​​over 131 hectares, including over 109 hectares of forest land in sub-area 147 (Ward 7, Da Lat City). In 2008, Lam Dong Provincial People's Committee reclaimed the land, marked the boundary and assigned SASCO to invest. In the form of resort real estate, the project provides international standard 5-star resort services such as: boutique hotels, onsen, polo, resort villas... However, up to now, after 15 years, SASCO has not implemented the project.

Speaking to Thanh Nien , a SASCO representative said that in 2008, as soon as the Suoi Hoa Eco-tourism Resort was approved, SASCO implemented the project in accordance with legal regulations. SASCO has completed the project preparation phase and is currently implementing the construction phase.

However, during the implementation process, the project could not be implemented, the first reason was due to the time limit for planning and carrying out forest leasing procedures (2009 - 2010). Along with that, the enterprise had to wait for instructions on procedures for converting land use purposes and protective forests from the Lam Dong Provincial People's Committee and the Ministry of Natural Resources and Environment to implement the project (from 2011 - 2019). This was also the period when the forest had to be closed according to the Prime Minister's policy (Notice No. 191 dated July 22, 2016). In the period of 2022 - 2023, SASCO continued to wait to handle the boundary overlap with the Dankia - Suoi Vang National Tourist Area project.

To date, the Lam Dong Provincial People's Committee has issued an official dispatch on the implementation of the Suoi Hoa Eco-tourism Resort project and the subdivision planning of the Dankia - Suoi Vang National Tourist Area. Accordingly, SASCO must adjust the project and adjust the Planning to ensure compliance with the general planning, subdivision planning and master planning for the development of the Dankia - Suoi Vang National Tourist Area approved by the Prime Minister on December 18, 2018.

"We will comply with the requirements of Lam Dong Provincial People's Committee and legal regulations on project implementation. SASCO always respects and upholds the law, especially for projects related to real estate. The implementation procedures must comply with current regulations. The above reasons are not subjective reasons due to SASCO, making it impossible for us to organize the implementation of the project in accordance with legal regulations. After fully reviewing the documents that the local authorities allow, we will immediately carry out the next steps" - SASCO representative informed.
