Compared to the same period last year, new supply in the first half of this year in Hanoi decreased by nearly 80%. In terms of liquidity, the Hanoi market has not recorded a clear recovery with only nearly 370 units sold, up 26% quarter-on-quarter but down 61% year-on-year.

New supply is limited, while some existing projects have had to temporarily stop selling due to incomplete legal procedures, causing the number of units sold this quarter to remain low, CBRE explained.

Specifically, according to CBRE, by the end of the second quarter of 2024, the average primary selling price will reach VND 202 million/m2 (excluding VAT), an increase of more than 5% quarterly and 4% annually.

Secondary selling prices continued to increase to VND162 million/m2, equivalent to an increase of 2% quarterly and 4% annually.

The Ho Chi Minh City People's Committee has just sent a document requesting the Ministry of Finance and the Ministry of Construction to provide guidance on the management, use and exploitation of infrastructure assets in the fields of drainage, wastewater treatment, green parks and urban lighting.

Notably, the green park sector with essential services still faces problems in exploiting public assets such as organizing parking and other services in the park.

Currently, most public parks in Ho Chi Minh City have parking lots and essential services (such as canteens, vending machines, etc.) within the park to serve the needs of people coming to the park to rest, study, and exercise.

The use of park land for parking and essential services is one of the contents related to the exploitation of public assets. However, there are currently no regulations or instructions from competent authorities on this matter.

Therefore, park management units have difficulty in determining the exploitation methods and related issues to organize parking and essential services in public parks.
