(VLO) "Testing the subway" is a feeling of both excitement and curiosity for people, when metro line No. 1 (Ben Thanh - Suoi Tien, Ho Chi Minh City) is put into operation from December 22, 2024.

During the first month of metro operation, Ho Chi Minh City will offer free tickets to all passengers on the metro and buses connecting to the metro.

Many people from the Mekong Delta also traveled to Ho Chi Minh City to experience Vietnam's first modern means of transport, marking a new step forward in urban transportation.

For developed countries, taking the subway is a fairly popular means of transportation. But in our country, this is the first metro line to be put into operation, after about 12 years of construction.

According to the announcement from the Ho Chi Minh City Urban Railway Management Board (MAUR), metro line 1 will be inaugurated on March 9 at the area above Ben Thanh Station - 23/9 Park (District 1). This is not only an important traffic event but also has great political significance for the city named after Uncle Ho.

It is easy to see that the metro has contributed to promoting economic growth and urbanization; at the same time, it has created great attraction for the real estate market in Ho Chi Minh City, especially in areas where the metro line passes through or has stops. According to information from the press, there are nearly 30 apartment projects spread along the 13 stations of metro line 1.

Among them, the most concentrated and transacted projects are around 3 stations including An Phu, Binh Thai and Thu Duc.

According to research by CBRE Group, apartment prices along metro line 1 have increased by an average of 15-40% in just the past year and nearly doubled in the past 5 years, depending on the location of each project.

According to surveys from real estate trading floors, the prices of completed apartments along Metro Line 1 will continue to increase in price for the next 2-3 years. Meanwhile, real estate will receive greater opportunities from Metro Line 2 (Ben Thanh - Tham Luong).

Many urban areas including apartments, townhouses and commercial services will be invested next to the stations.

The TOD real estate model (urban development model with public transport as the center) will have a great impact on the orientation of real estate investment and transactions. The wave of residents moving out of the center, towards urban clusters along metro line 2 will also help Ho Chi Minh City solve the overload situation of the old urban area.
