32 plots of land in Hoai Duc district are being auctioned: Estimated price is under 100 million VND/m2

(Dan Tri) - The auction of 32 land lots in Hoai Duc district (Hanoi) took place on the morning of November 11 without crowds of people in the outside area. Investors predicted that the winning price could be under 100 million VND/m2.


This morning (November 11), Hoai Duc district (Hanoi) organized an auction of land use rights for 32 plots of land (LK05 and LK06), belonging to the Technical Infrastructure project to auction land use rights in Tien Yen commune - Long Khuc field.

The plots of land have an area of ​​97-172 m2/plot with a starting price of 7.3 million VND/m2. The deposit for the plots of land ranges from nearly 142 million VND to nearly 252 million VND.

The auction is conducted by direct voting in at least 6 rounds with an ascending price method. The common price step for all plots is 6 million VND/m2. The location of the 32 plots is right next to the 39 plots of the 2 auctions on August 19 and November 4 of Hoai Duc district.

According to Dan Tri reporters, this auction was no longer crowded with people lining up. In fact, the area outside the auction venue was even more deserted than the auction on November 4.

Ms. Linh - a local investor - said that her group participated in the auction of 9 plots of land, mainly plots with 2 street frontages. On November 4, her group participated in the auction and won 5 plots but they have not yet been liquidated (not yet traded).

"Today's auction may end earlier because I see that the number of participants has decreased. Besides, the winning price of the land lots may be lower, under 100 million VND/m2. Because many people who won the land auction on November 4 have not yet liquidated their land, they are more cautious when bidding," she said.

Present at the land auction very early, Mr. Quy - an investor in Hoai Duc district - said that he participated in the auction of 5 land lots, hoping to win 2 lots to invest for more than 3 years to anticipate the news that Hoai Duc district will become a district.

"On November 4, I participated in the auction of 4 lots but did not win any. When the land price was over 90 million VND/m2, I left because it was beyond my financial capacity. Today, I predict the price will fluctuate around 80-85 million VND/m2. If the price is higher, I will continue to give up and look for land for sale from the people," he said.

On the contrary, some other people present at the auction said that the land price today may be higher than the one on November 4 (the highest price was 103.3 million VND/m2). Because the land lots being auctioned this time all have direct views of Ring Road 4.

Recently, on November 4, the auction of 20 Hoai Duc land lots ended with 12 rounds. According to information from the representative of Lac Viet Joint Stock Auction Company - the organizing unit, the two corner plots had the highest winning price of 103 million VND/m2, equivalent to 15 billion VND/lot, more than 14 times higher than the starting price.

The plot of land with the lowest winning price in this auction was over 85.3 million VND/m2, also 11.6 times higher than the starting price. After the auction, many plots of land were advertised with prices ranging from 300 to 500 million VND.

Previously, on August 19, Hoai Duc district organized an auction of 19 land lots in LK03 and LK04 areas of Long Khuc village, Tien Yen commune. After 19 hours with 9 rounds of bidding, the land lot with the highest winning price was up to 133.3 million VND/m2, more than 18 times higher than the starting price. This land lot has an area of ​​113m2, so the total value of the whole lot is 15 billion VND.

In addition, the 2 plots of land with the second highest winning price reached 127.3 million VND/m2. The remaining plots of land had winning prices from 91.3 million VND/m2 to 121.3 million VND/m2.
