In recent years, climate change has become increasingly extreme, most clearly manifested in global warming. Therefore, the Vietnamese Government and businesses have also paid more attention to sustainable development. At the 26th Climate Change Summit, Prime Minister Pham Minh Chinh pledged to bring Vietnam's net emissions to zero by 2050 along with 167 other countries. This commitment has created a strong driving force to promote sustainable development trends in many fields, including real estate.

According to the Vietnam Green Building Council (VGBC), by the end of 2019, the number of green buildings in Vietnam consisted of 70 projects, only 1/3 of Thailand and 1/15 of Singapore. However, in recent years, the number of green projects in our country has increased significantly. Statistics from the Ministry of Construction show that there are more than 400 green projects by 2024. This number actually exceeds the original target of 80 projects by 2025, demonstrating the efforts of the entire real estate industry.

Mr. Tran Ngoc Duy, Deputy Director of Real Estate Management Department, Savills Hanoi, said that to be recognized as a green building, in addition to meeting sustainable criteria in terms of construction design and construction materials, projects need to meet environmental performance and energy-saving operation.

Although the conditions are very strict, according to Savills representative, grasping the trend and green conversion will help investors have an advantage in attracting and retaining customers, achieving faster occupancy rates and being able to offer and lease at better costs. Because green projects not only serve the common goals of the world and the Government on sustainable development and environmental protection, but also serve the real needs of the people. After the Covid-19 pandemic, people are very interested in health care, living environment, working environment and sustainable factors.

Not to mention, although the initial construction investment cost for green buildings is higher than that of traditional projects, sustainable operation can bring better operational efficiency and savings, especially in reducing energy consumption costs.

According to Savills experts, to achieve sustainable development goals throughout the project's operation, investors, management boards and residents need to closely coordinate to implement many construction and management solutions according to green standards.

Specifically, the investor and the management unit need to have an energy-saving operation plan, closely following green operation criteria based on the standards of prestigious certifications (LEED, EDGE, WELL Building Standard, LOTUS); the certificate stipulates practical operating solutions for green projects, focusing on energy efficiency, protecting water resources, improving air quality and ensuring health and safety for users. In addition, optimizing electricity and water consumption also helps save operating costs, ensuring sustainability for the project.

On the tenant and resident side, this is the group that mainly uses utility services and consumes energy in buildings. Therefore, investors need to encourage this group to participate in long-term green strategies, aiming at ESG such as: limiting the use of plastic waste, sorting waste at source... For example, the management board can deploy many direct communication methods, including weekly banners or bulletin boards, or online through smart applications. From there, tenants will gradually understand their own responsibilities and be willing to cooperate with the building to join hands for a sustainable environment.
