Adjusting the planning for renovation and construction of new housing areas serving land acquisition and clearance in Long Bien

According to the Decision, the land plot marked CT2 is located in Long Bien ward, Long Bien district; the North borders Co Linh street, the West borders the existing street, the remaining sides border the land plot with green space function. The scale of the study to establish local adjustments to the detailed planning has an area of ​​about 13,953 m2.

The adjustment objective is to concretize the Master Plan for the Capital Construction to 2030 with a vision to 2050; the N10 urban subdivision plan at a scale of 1/2,000 approved by competent authorities; exploit and effectively use land funds, improve utilities, improve apartment quality, improve living conditions, increase investment efficiency, contribute to increasing supply for the real estate market; serve as a legal basis for establishing construction investment projects according to approved plans and as a basis for management agencies and local authorities to manage construction according to the provisions of law.

Accordingly, the total floor area will be adjusted to increase (The proposed basement construction area is 8,293m2, including 3,340m2 of the 9,000m2 planned land area for gardens, trees, walking paths, a part below is the basement (in addition to the auctioned area), land use coefficient, basement boundary; adding 01 basement. The scale and function of specific items in the project will be specified in the basic design phase, investment project implementation, ensuring compliance with the planning criteria identified in the project, complying with national technical regulations and other relevant current legal regulations.

The City People's Committee assigned the Department of Planning and Architecture to confirm the documents and drawings for Local Adjustment of the Detailed Planning at a scale of 1/500 for Renovation and new construction of the Housing Area serving the project of site clearance and preliminary leveling of the land for auction of land use rights in Long Bien ward at the land plot coded CT2.

Long Bien District People's Committee presides, coordinates and organizes the public announcement of local adjustments to the approved detailed planning so that relevant organizations, agencies and people can know and implement.

Long Bien District People's Committee, Long Bien Ward People's Committee and the Department of Construction Inspectorate are responsible for inspecting and supervising construction according to approved planning, handling cases of construction in violation of planning according to their authority and regulations of law.
