TPO - The project of the Residential and Office Complex (commercial name Miracle Tower) at 8 Nguyen Hong (Dong Da District, Hanoi) by Joint Stock Company 15 has been continuously behind schedule. Currently, the project has completed the rough construction and is offering apartments for sale at prices ranging from 120-150 million VND/m2.
The housing and office complex project (Miracle Tower) at 8 Nguyen Hong Street, Lang Ha Ward (Dong Da District, Hanoi) invested by In 15 Joint Stock Company was approved for investment by the Hanoi People's Committee in June 2017. |
The project has a land use area of about 2,533 m2 including a 12-storey building + 3 basements (of which the 1st floor has office, commercial and community functions; floors 2-12 have apartment functions with a total of 110 apartments) and 5 low-rise houses, with a population of 350 people and a total investment of nearly 183 billion VND. |
The project implementation period is from the first quarter of 2017 to the third quarter of 2019. However, at that time, the "corrugated iron fence" project was abandoned. In May 2019, the City People's Committee decided to adjust the investment policy. In particular, the project implementation schedule was adjusted from the second quarter of 2020 to the fourth quarter of 2022 to complete the project and put it into operation. |
However, according to the reporter's records, the project has not yet been completed and put into use. Workers are completing the remaining items. |
The project is being offered by brokers for apartments at prices ranging from 110-150 million VND/m2. |
Posing as someone who wants to buy an apartment in the project, the reporter was offered by a broker: "The project is the only apartment on Nguyen Hong Street next to Thanh Cong Lake, managed by the 5-star Silk Path hotel group. The project includes 110 apartments with areas from 57m2, 73m2, 82m2. Prices range from 120-150 million VND/m2. If you want to buy, you will sign a contract with a deposit of 300 million VND in advance, after 10 days of signing the sales contract. The house is expected to be handed over to customers from July 2024". |
According to records, the project is located on Nguyen Hong Street, which often experiences traffic jams during rush hour. |
Even because it is located on a small area of land, the investor turned the land in front of the project (the area belonging to the automatic parking project P (H1-3) in the Nguyen Hong canal culvert area) into a campus and landscape. |
It is known that the Miracle Tower project at 8 Nguyen Hong originated as an agency land. It was previously the headquarters of Printing Joint Stock Company 15. In 2005, Printing Joint Stock Company 15 was granted a certificate of land use rights for 2,533 m2 of land at 8 Nguyen Hong by the Hanoi People's Committee, with the function of agency land. |
In 2011, Hanoi People's Committee issued Decision No. 3500 approving the Local Adjustment of Land Use Planning at Planning Block 22 in the Detailed Planning of Dong Da District - scale 1/2000, No. 8 Nguyen Hong. Accordingly, the land use function at the land area managed and used by In 15 Joint Stock Company in Planning Block 22 was adjusted from agency land to mixed land, commercial center, office for lease and housing. |
In 2019, Hanoi People's Committee decided to allow In 15 Joint Stock Company to change the purpose of using 2,533m2 of land at 8 Nguyen Hong to implement the housing and office complex project. |
Of which, 539.7m2 is for building 5 low-rise houses; 855m2 of land is for building a 12-storey mixed-use building for offices, commerce, and housing. Home buyers with land use rights are entitled to use the land stably and permanently; 193m2 of land is within the red line, assigned to In 15 Joint Stock Company to build roads, after completing construction, it will be handed over to the management agency; the remaining 945m2 of land is for yards, roads, trees, etc. |
Regarding this project, on September 14, 2020, the Land Registration Office - Hanoi Department of Natural Resources and Environment announced the list of Investors who have mortgaged land use rights at No. 8 Nguyen Hong. Accordingly, the Hanoi Land Registration Office has registered the mortgage using land use rights to invest in the construction of low-rise housing for sale in the Housing and Office Complex at No. 8 Nguyen Hong, invested by In 15 Joint Stock Company, registered for mortgage at the Bank for Agriculture and Rural Development of Vietnam - Lang Ha Branch. |
