Khang My Loc Urban Area Project was approved for land use price of more than 7.6 million VND/m2 for the residential land area allocated in the first phase of more than 4.4 hectares (the residential land area of ​​the project is more than 4.59 hectares).

Binh Dinh Provincial People's Committee has just approved specific land prices to calculate land use fees for Khang My Loc Urban Area Project (phase 1).

Accordingly, for the allocated land area of ​​127,392.76 m2, the residential land area of ​​the project is 44,361.62 m2 (including 35,585.75 m2 of adjacent residential land, 3,425.13 m2 of villa land, 7,350.74 m2 of residential land combined with commerce) with approved residential land price of 7,681,000 VND/m2. The remaining land area includes more than 8.8 ha of public works land, traffic...; 0.21 ha of railway corridor land with no land use fee.

This is the land area allocated by Binh Dinh Provincial People's Committee in the first phase on May 23, 2024, but the land price has not been determined.

According to the decision, the total land use fee that enterprises must pay for residential land area within the first phase of land allocation is more than 340,741 billion VND.

Previously, the project also approved the results of calculating the floor price to be paid to the state budget (m3) on December 27, 2022 with a value of more than 35,614 billion VND.

So far, the two problems of the project that caused the project to be delayed (not yet completed related financial procedures such as m3 value, land use fee) have been resolved.

Khang My Loc Urban Area Project, Tam Quan Bac Ward, Hoai Nhon Town was approved by the People's Committee of Binh Dinh Province for investors on December 3, 2021. Toan Thinh Construction and Trading Company Limited, headquartered at 367 Phan Dinh Phung, Chanh Lo Ward, Quang Ngai City, Quang Ngai Province, is the project investor.

In the decision approving the investment policy (on July 21, 2021), the project was approved with a total investment of VND 648,979,176,615. Toan Thinh Construction and Trading Company Limited was recognized by the People's Committee of Binh Dinh province as an investor meeting the preliminary requirements of capacity and experience with a total investment rounded to VND 648,979,177,000 on October 27, 2021. It is known that the investor implemented the project with a contributed capital of VND 162,245 billion, the rest is bank loans.

In the total investment, the total cost of project implementation does not include compensation, support, resettlement, land use fees, and land rent, which is more than 554 billion VND; compensation and site clearance costs are more than 94.5 billion VND.

The project has an area of ​​15,968 hectares; of which residential planning land is 12.69 hectares; current land for renovation and refurbishment is 3.05 hectares; railway safety corridor land is 0.21 hectares.

The project has a scale of building townhouses, villas, and commercial houses of about 442 units. In the residential land area of ​​more than 4.59 hectares, the investor is required to invest in the construction of completed houses for business of 134 plots of land, equivalent to an area of ​​1.3 hectares; to consider transferring land use rights in the form of dividing and selling land to households and individuals to build their own houses of 292 plots of land, equivalent to an area of ​​more than 3 hectares; to arrange resettlement of 16 plots of land, with an area of ​​0.15 hectares.

Before the land price was approved, the People's Committee of Binh Dinh province decided to adjust the investment policy on November 8, 2024. Accordingly, the project progress was extended from 36 months to 60 months (from December 2021 to November 2024, adjusted to November 2026).
