Office real estate for rent is booming
According to CBRE Vietnam's real estate market report, from the beginning of 2024 until now, the office market has recorded signs of improvement, even becoming more vibrant. Commenting on this, Savills Hanoi said that office leasing activities in recent times have been recorded as vibrant again, with many transactions of office expansion or relocation.
According to Savills' real estate market report for the first half of 2024, office supply in Hanoi reached 2.13 million square meters of floor space, stable quarterly and annually. In terms of office class, the supply growth rate of segments A, B, and C has significant differences. The supply of segment A increased by 6%, segment B increased by 5%, and segment C increased by 1% per year. Class B has the largest supply, accounting for 48% of the market share, equivalent to 1.03 million square meters of floor space.
In Hanoi, most tenants prefer the inner city area, where there are new high-quality projects, suitable rental prices and close to the center such as: Hoan Kiem, Ba Dinh, Hai Ba Trung, Dong Da... However, the number of offices for rent here is not abundant, even from now until the end of 2024, no new supply is recorded. According to Savills' report on office supply for rent in the first half of 2024, by region, the West accounts for the largest proportion of supply with 41% market share, equivalent to 871,836 m2 of floor space from 77 projects. The inner city area has the second largest supply with 39% market share or 836,157 m2 of floor space from 73 projects. The Hoan Kiem area - the city center - has the scarcest supply.
Tenants' office selection trends depend on many factors, and price is not the only factor that businesses consider.
Mr. Matthew Powell, Director of Savills Hanoi, said that companies are willing to pay more for better quality buildings with green certification, providing an effective working environment for employees and building a positive brand image for customers.
