Nguoi Dua Tin (NDT): What is your opinion on the relationship between the press and the real estate market?

Mr. Nguyen Van Dinh - Vice President of Vietnam Real Estate Association (VNREA), President of Vietnam Real Estate Brokers Association (VARS): I think that the press and real estate have an extremely important symbiotic relationship. Real estate is a special commodity, it is very necessary to convey information to the community, to the people as well as the market.

The press is not only a channel for providing information, disseminating comments, reflections, and recommendations from the people, real estate businesses, state management agencies, professional social organizations, etc., but also plays an extremely important role in shaping and developing the real estate market. The transparency, honesty, and professionalism of the press contribute to supporting the real estate market to develop in a more transparent and stable direction.

Through the press, real estate project investors can connect with customers and the market, bring information about their products closer to the public, reach more customer files and have more opportunities to create liquidity.

The press also benefits from real estate businesses spending a lot of money on advertising and communication activities, contributing a significant part to the income of many press agencies today.

Investor: Currently, the weight of information on social networking platforms to the community is very large, especially in terms of speed and spread. In that context, how do you view the role of the press?

Mr. Nguyen Van Dinh: In the current digital age, when information is updated continuously every second and every minute, sometimes the press is overshadowed and "dominated" in terms of dissemination.

Real estate is a special product with great value, so when "putting money", customers often tend to research very carefully about the investor as well as the project. If exposed to negative information about the product, customers are likely to be hesitant, fearful and not dare to conduct transactions, leading to the investor losing liquidity and the number of transactions on the market therefore also decreasing, "freezing".

At this time, the press plays an important role in conveying standard information, verified from many official sources and ensuring accuracy to the people.

The extended arm of the State, people and businesses

Investor: How do you evaluate the role of the press in disseminating policies and laws from management agencies to businesses, investors and consumers in recent times?

Mr. Nguyen Van Dinh: In recent times, the press has been very good at conveying information about the State's policies, laws and guidelines to the community. The information is always updated promptly and fully by the press, ensuring transparency, accuracy, accessibility and especially easy to view and understand to reach the majority of people.

Thereby, during the hot periods of the real estate market, under pressure from many negative news streams, the press has contributed to stabilizing the market and stabilizing people's psychology with its transparency and sustainability.

Investor: On the other hand, how do you think the role of the press in criticizing policies and bringing the voice of real estate businesses to management agencies has been promoted?

Mr. Nguyen Van Dinh: During the process of amending laws related to real estate in recent times, businesses as well as people are eager to have a voice to participate in putting content into the law.

Resolving outstanding issues through law amendments will create a legal corridor, legal environment and institutions for businesses to operate in the long term. Even the authorities and localities will benefit from speeding up the approval process and processing project documents in the most standard and effective way.

The press plays an important role in restoring public confidence in the real estate market.

For that reason, many businesses, investors, people, and social groups want to participate in amending the law to ensure the interests of all parties. However, these individuals and groups do not always have the ability to directly approach the management agencies to express their opinions and contributions.

Therefore, the press becomes an extension of the management agencies in listening to the voices of the members of society, bringing the opinions and wishes of the people and businesses to the Government. Thereby, promoting the role of a bridge to bring information in the right direction, on the right path, truly complete and objective.

In fact, over the past time, the press has accompanied the entire process of commenting on the draft Law on Land, Law on Real Estate Business and Law on Housing. Through the newspaper's website, as well as seminars and discussions, a series of comments from organizations, experts, scientists, managers, business communities, people nationwide and overseas Vietnamese have been directly and indirectly contributed to the Government.

Investor: In your opinion, in the coming time, how should the cooperation between the press and the real estate market be to achieve the goal of "stabilizing the psychology of the people, investors, customers, and stabilizing the market" set by the Government?

Mr. Nguyen Van Dinh: In the current context - when trust is the key to solving the problem of freezing the real estate market, it is very necessary to share with the press. Besides the efforts of businesses, it is also very necessary to have goodwill from the media channels - especially the press to reassure public opinion and restore people's confidence in the real estate market.

To do this, the press needs to promote the publication, publicity and transparency of information, especially promptly propagating, disseminating and publicly announcing new policies, regulations and solutions of the State on credit, bonds, stocks, real estate market situation, etc., in order to have accurate and official information, thereby stabilizing psychology and the market.

Besides the efforts of businesses, goodwill from media channels - especially the press - is needed to reassure public opinion and restore trust.

In order to maximize the role of the press, actively contributing to the orientation and healthy development of the market, press and media agencies need to respect the truth and honestly reflect market issues. Information needs to be updated regularly and continuously, ensuring topicality and timeliness, with multi-dimensional perspectives, so that readers have enough basis to perceive and evaluate all issues with certainty.
