A series of provinces and cities warn of "virtual land fever" following rumors of mergers

(Dan Tri) - Localities have simultaneously warned people to be cautious with unofficial information about province-city mergers.


Recently, real estate prices in many localities such as Hung Yen, Ninh Binh, Bac Giang, etc. have fluctuated strongly compared to the end of last year. In fact, in many areas, land prices have increased by about 20% due to inaccurate rumors related to the merger of administrative units.

Faced with the above situation, localities have continuously issued warnings about the risk of "virtual land fever", especially in areas predicted to be new administrative centers.

Thai Binh Provincial Police have just issued a warning to investors to stay calm and not believe rumors about the merger of administrative units. If fraud or market manipulation is detected, investors should promptly report it to the nearest police agency. According to this unit, the decision of investors to invest money should be based on many factors such as legality, planning, and land location to calculate investment efficiency.

The Department of Construction of Phu Tho province also issued a warning about the risk of virtual fever in the area. The department said that so far, the number of transactions on the floors is still limited. The high land prices could be a trick of "land brokers" to "inflate" the price. The representative of this department advised people who want to buy land to carefully research the information, to avoid falling into the price-inflating trap of "brokers".

Ninh Binh and Tuyen Quang provinces also issued warnings about the sudden increase in land prices according to rumors in the area. Ninh Binh province assigned the provincial police to inspect real estate transactions, especially in Hoa Lu city, to verify the unusual price increase.

A representative of the Department of Agriculture and Environment of Tuyen Quang also warned that the rush to buy land and follow trends in areas where prices are inflated by "brokers" will only disrupt the market and lead to great risks.

The Bac Giang Department of Construction said that the province will strengthen inspection and handling of real estate business activities without sufficient conditions, spreading inaccurate rumors, and negatively impacting the market.

Mr. Nguyen Van Dinh - Chairman of the Vietnam Association of Real Estate Brokers (VARS) - said that recently, taking advantage of information about the merger of some localities, many individuals and organizations have grasped the psychology of consumers and investors, played on the crowd psychology, created FOMO syndrome (fear of missing out on opportunities) and stimulated the demand for real estate purchases.

However, in reality, investors' money is only flowing to areas with modern, synchronous infrastructure and development planning.

Mr. Dinh said that the trend of "hunting" for land is increasing in some areas, but investors need to be cautious of "virtual fevers". Investors need to carefully study the land price level in the area they plan to invest in and understand the progress of planning changes to assess risks and growth potential.

Liquidity and cash flow from real estate should also be a top priority. Places with specific planning and infrastructure development plans or projects with synchronous and modern investment, with many policies to "attract" people to live will be safer choices than areas where prices are only pushed up based on rumors.

In order for the market to develop in a transparent and sustainable direction, avoiding prices exceeding real values, causing "virtual fevers", there needs to be close cooperation and coordination of all relevant parties.

In particular, the State needs to play a leading role, strengthen management and supervision. In particular, it is necessary to promote research, development and implementation of mechanisms and policies aimed at making the information system and data on the real estate market transparent.

The real estate market is in the early stages of a new cycle and is very "sensitive" to factors. Therefore, all relevant entities need to take the general market as the key. If we only focus on maximizing short-term profits without paying attention to long-term factors such as supply and demand, the market will face the risk of adjustment, affecting all individuals operating in the market.
