Before 2025: The co-working space market in Ho Chi Minh City has remarkable developments

As 2025 approaches, the co-working space wave in Ho Chi Minh City is exploding strongly. In particular, the appearance of the new brand Merry Plaza with a commercial - entertainment center model integrated with creative workspace is expected.

Co-working space is constantly heating up

The co-working space market in Ho Chi Minh City witnessed impressive growth and vibrant developments in 2024. The demand for this co-working space is not only increasing rapidly but also increasingly diverse, clearly reflecting the transformation of the labor market and the trend of flexibility in modern working culture.

Knight Frank Vietnam's report shows that the city currently has 120 flexible work centers, managed by 28 service providers.

Supply is forecast to continue to be more abundant by the end of the year as more newcomers enter the market, including class A and B office buildings in the city center and suburban areas. New members will also join the market in early 2025. For example, the appearance of a 5,112 m2 co-working space at Saigon Mia building (Road 9A, Trung Son Residential Area, Binh Chanh) with many new features, expected to officially come into operation at the end of the first quarter of 2025.

According to initial information, the co-working shared office here will be seamlessly integrated with the commercial podium - with supermarkets, medical centers, health, beauty, F&B, vibrant entertainment, ... in a shared space branded Merry Plaza, creating an "all-in-one" model to meet all customer needs. This new feature promises to bring an ideal workplace experience to both foreign and domestic tenants, from large enterprises to young startups. According to initial information, the commercial floor at Saigon Mia will be operational from the end of December.

Notably, Merry Plaza at Saigon Mia is operated by a fairly new name - Merry Commercial (MerryCom). This is a unit focusing on developing and operating commercial real estate, with the main fields being investment, management, commercial exploitation of commercial podiums and providing consulting, leasing and operating commercial space services. With a human-centered business philosophy, MerryCom aims to not only provide commercial premises but also create new and sustainable living values for the community. As for the co-working space at Merry Plaza Saigon Mia, this unit will join hands with a big name in the field, Regus.

MerryCom's representative commented that the co-working space trend is more vibrant when a large generation of young workers joins the labor market. Not to mention the trend of Vietnamese and international businesses increasingly optimizing office and personnel costs, etc. The rapid increase in demand leads to continuous changes in rental criteria such as the ability to meet multiple needs of tenants at the same time, not just design or cost.

The abundance of shared office space and the entry of new players like MerryCom will partly meet the growing needs of businesses and employees. A survey of office tenants by C&W and CoreNet shows that by 2029, 20% of the global workforce will use shared workspace, up from the current 16%.

Highlights

Faced with increasing demand, international brands such as Regus, or Vietnamese brands such as Dreamplex are expanding their operations in Ho Chi Minh City. These operators invest heavily in innovative design, integrating technology and services, creating differentiated value to attract customers.

The changes and needs of customers also have a great impact on participating operators such as MerryCom, Regus, etc. According to Regus, customers not only look for working space but also want amenities such as modern meeting rooms, relaxation areas, or even catering services, etc.

These needs bring great potential for the “all-in-one” model, integrating co-working with shopping and entertainment centers such as Merry Plaza at Saigon Mia. According to JLL, this model increases the tenant experience and retains talent. However, success depends on location and the ability to integrate services seamlessly. In the world, IWG has successfully combined the co-working model with many shopping centers in the UK, US, Colombia, Philippines...

In the country, this is considered a new trend and will increasingly flourish in 2025.

Complexes integrating co-working space with commercial, entertainment, and culinary amenities are gradually becoming a trend, providing urban residents with a comfortable and modern living experience.

Another notable trend is the expansion of co-working centers to the suburbs, new areas such as Thu Duc City, Binh Chanh... Co-working spaces in these areas pay special attention to young startup customers who need flexible but cost-effective working spaces.

In addition, the breakthrough of the office real estate market, and especially the co-working space model in Vietnam, will be greatly motivated by the increased demand from technology and financial enterprises, foreign guests, startups, especially remote working groups.

Given these positive movements, experts believe that 2025 will be an opportunity for commercial real estate operators, including co-working spaces, to expand and increase market share.
