On March 18, the Office of the Khanh Hoa Provincial People's Committee announced that the Provincial People's Committee has issued two decisions approving the Project to Adjust the Zoning Plan (scale 1/2000) along Pham Van Dong Street, Vinh Hoa Ward - Vinh Luong Commune, Nha Trang City and the Project to Adjust the Zoning Plan (scale 1/2000) of the Residential Area North of Provincial Road 3, Phuoc Dong Commune - Vinh Thai, Nha Trang City.

Research area for planning adjustment Project for adjusting zoning plan (scale 1/2000) along Pham Van Dong street, Vinh Hoa ward - Vinh Luong commune, with a total area of ​​more than 328 hectares in Vinh Hoa ward and Vinh Luong commune, is oriented for tourism - service development.

This is an area bordered to the east by the East Sea, to the west by Co Tien Mountain, to the south by the East Sea and Duong De area, to the north by the zoning plan at a scale (1/2000) of Vinh Luong commune area.

The planning nature is that the area focuses on tourism and service development. The forecasted number of tourists in this area by 2030 is 25,000 people, and by 2040 it will be about 32,800 people.

Regarding land use planning, for tourism and service land in coastal areas, the maximum aggregate construction density is 25%, maximum height is 40 floors. In mountainous areas, the maximum aggregate construction density is 10%, maximum height is 7 floors. For land with limited green space, the maximum aggregate construction density is 5%, maximum height is 1 floor.

This area is expected to be divided into 3 sub-areas, of which 1 sub-area has the function of coastal tourism services with a maximum combined construction density of 25%; 1 sub-area has the function of a tourism service area combined with hills and mountains with a maximum combined construction density of 10%. Finally, there is a sub-area with a forestry function (an experience area associated with the mountain and forest ecosystem).

Regarding investment phases, by 2030, complete the transport infrastructure system, major technical infrastructure works, implement landscape investment along Pham Van Dong Street and service - tourism areas. By 2040, complete the development of tourism services according to the plan.

For the Project of Adjusting the Zoning Plan (scale 1/2000) of the Residential Area North of Provincial Road 3, Phuoc Dong - Vinh Thai Commune, Nha Trang City: the area for planning adjustment research has a total area of ​​596 hectares in Phuoc Dong Commune and Vinh Thai Commune, Nha Trang City; located on the east side of the Tac River, on the west side of Chin Khuc Mountain, on the south side of Provincial Road 3, on the north side of the Tac River.

The nature of the planning is to renovate and develop existing urban residential areas. Accordingly, the expected population size by 2030 is about 28,000 people, by 2040 is about 54,600 people.

According to land use planning, residential land (including existing, renovated and new housing) has a maximum construction density of 60% and a maximum height of 7 floors. Mixed residential and service land has a maximum construction density of 60% and a maximum height of 24 floors.

The project is divided into two investment phases. Specifically, by 2030, the renovation and beautification of existing urban areas will be carried out; the main traffic infrastructure system will be completed; urban beautification projects (trees, parks); social infrastructure projects (apartments, kindergartens, shopping centers) will be implemented; and urban development will be completed according to the plan by 2040.

Based on the approved Project for Adjusting the Planning of 2 Sub-Zones, the People's Committee of Khanh Hoa province requests the People's Committee of Nha Trang city to organize the public announcement of the approved adjusted planning content; develop a plan to implement the planning in sync with the investment in social infrastructure and technical infrastructure systems in the urban area; review and adjust lower-level planning that is contrary to this planning and related planning to ensure consistency (if any).
