Many attractive supports when doing social housing projects in Quang Ngai

Kinhtedothi- At the 32nd session held on the morning of March 19, the 13th Quang Ngai Provincial People's Council, term 2021-2026, discussed and unanimously approved the draft resolution regulating the support mechanism for implementing social housing construction investment projects in the area.

Accordingly, 100% of compensation, support and resettlement costs will be supported according to the compensation, support and resettlement plan approved by the competent authority.

The State supports 70% of the investment costs for the construction of technical infrastructure systems within the scope of social housing construction projects according to detailed planning approved by competent authorities (not including: investment costs for the construction of technical systems inside the building; investment costs for the construction of technical infrastructure systems within the construction investment area for business purposes or must be handed over to the State for management).

The maximum support level shall not exceed 70% of the investment cost for construction of technical infrastructure systems determined according to the construction investment rate announced by the Ministry of Construction at the time of project approval.

The subjects of application are investors of social housing construction investment projects invested by non-budgetary capital sources and trade union financial sources in Quang Ngai province; other State agencies, organizations and individuals related to social housing construction investment activities in Quang Ngai province.

In principle, support for funding to build technical infrastructure systems will be considered after construction investment has been implemented, acceptance has been completed, and the implementation value has been inspected and confirmed by a competent state agency.

State support shall not be included in the selling price, rental price, or hire-purchase price of social housing.

In case the project has progress phases, support will be considered according to the project progress (according to the principle of acceptance of completion of each project progress phase).

Support sources from the provincial budget and other legal sources. The Resolution takes effect from March 29, 2025.

Currently in Quang Ngai province there is still no completed social housing project.

Currently, the demand for social housing in Quang Ngai is very large, but there are still no completed projects in the province. One of the main reasons is that investors must complete the technical infrastructure system in the project.

This increases the construction cost of the project, leading to high selling, leasing and rental prices for social housing, affecting the business plan and payback period.

In addition, the province has not issued support policies that are not attractive enough to attract investors to implement social housing projects.

"The resolution regulating the support mechanism for implementing social housing construction investment projects will contribute to helping Quang Ngai effectively implement the tasks and targets of investing in the construction of 6,300 social housing apartments assigned by the Prime Minister " - Secretary of the Provincial Party Committee, Chairwoman of the People's Council of Quang Ngai province Bui Thi Quynh Van said.
