Home builders suffer from the storm of construction material prices

Since the beginning of the year, the prices of cement, steel, bricks, sand... have all increased, making people who are building houses or intending to build houses restless. Many people have to hesitate before making their decision.

Due to the increase in material prices, the family of Mr. Nguyen Van Toan, Tan Thinh ward, Hoa Binh city decided to renovate their house to reduce costs.

Planning to build a house this year, Mr. Nguyen Van Sinh, Tan Thinh Ward, Hoa Binh City, deposited money to buy materials at the beginning of this year. Mr. Sinh said: I went to the dealer to deposit money for bricks and iron. At that time, the price of Ky Son bricks was only 1,250 VND/brick, the price of iron bars of all kinds increased by about 5,000 - 10,000 VND, the price of iron bars increased by a few hundred VND. Compared to the same period last year, the price of bricks has increased by 400 VND/brick. But in the past few days, the price of bricks has increased every day, currently at 1,480 VND/brick. Compared to the estimate, my house has incurred an additional 10,000 - 20,000 bricks and must be purchased at the current price.

According to many people, prices will continue to increase due to the increasing demand for bricks. Mr. Bui Thanh Tung in Thinh Lang ward, Hoa Binh city said: This year, many people are building or repairing houses, so the price of materials has increased dramatically. Sometimes, to call a truck of bricks, agents have to wait 4-5 days, although the money is always paid immediately upon receipt of the goods. Some items are even out of stock in many stores. My wife and I did not think that the price of construction materials would increase so quickly. If we had known the price increase, I would have borrowed money from relatives or borrowed more to have enough money to buy materials since the middle of last year. At the beginning of this year, building my house cost me an additional 30 million VND. The price of materials has increased, so some people who intended to build a house have had to put it on hold because the construction costs have been pushed up. Most of the people who buy materials have unfinished projects. Each time they go to buy materials, the price is new. Many people want to put down money right away to always have materials and not be afraid of price increases.

In house construction, raw materials such as steel, cement, bricks, and sand usually account for 30% of the total cost, labor accounts for 30% of the project value, and the remaining 40% is for finishing materials. The skyrocketing prices of construction materials have caused many people planning to build a house to hesitate and reconsider.

Mr. Nguyen Van Dam in Trung Minh ward, Hoa Binh city shared: After completing the construction procedures, I decided to build a house. I did not think the price of materials would increase so quickly. At the end of last year, I went to check the price of materials and saw that the price of bricks was around 1,150 VND/brick. Now I have to buy at 1,480 VND/brick. The dealers are still reporting that the price of bricks has increased, so if you want to have the goods, you have to pay immediately. The price of iron has increased slightly, the price of sand and gravel has also increased due to the tightening of management of exploitation and business.

Mr. Trung, owner of Duc Anh building materials store in Tan Thinh ward, Hoa Binh city, said: The price of building materials changes every day. Currently, the store does not accept pre-orders because there is no stock at the factory. Customers who come to the store to buy, if there is stock, will pay the current price.

Faced with the pressure of rising construction material prices and shortages, many households are rethinking their plans to build houses. Some people have stopped building their houses and have chosen to temporarily renovate them to live in. Mr. Nguyen Van Toan in Group 4, Tan Thinh Ward, Hoa Binh City said: After many years of working, my wife and I have saved up some money. We planned to build a 2-storey house to live in, but the price of materials is increasing and business is difficult, so I decided to renovate it to make it cleaner.

Not only Toan's family but many people also decided not to build a house to avoid economic consequences.
