Close-up of social housing project in Hanoi that has reached a 'record' of 26 sales openings and is still not sold out.
AZ Thang Long social housing and commercial service project complex (located in Lai Xa village, Kim Chung commune, Hoai Duc district, Hanoi) is located on Highway 32.
The project has a scale of 4 blocks of 35 floors invested by Thang Long Confectionery Company Limited.
This project has a total of 1,496 apartments, including 264 for commercial sale; 911 social housing apartments for sale and 312 social housing apartments for rent. It is known that from the first sale in 2015 to the sale of 26 new projects, 857 social housing apartments and 183 rental apartments have been sold.
The expected selling price of social housing apartments is over 14 million VND/m2 (excluding VAT and 2% maintenance fee), the expected rental price is over 61,000 VND/m2/month (excluding VAT). As of April 2023, the project still has 42 unsold social housing apartments and 86 unoccupied social housing apartments. With the 26th sale, this is the social housing project with the highest number of sales.
Apartment buildings A1.1 and A1.2 have been handed over and put into operation. However, the entrance to the parking lot of buildings A1.1 and A1.2 has not yet been completed, and many residents have also complained that the quality of infrastructure and security have not met requirements.
The building's emergency exit has no barriers and is under construction. According to local residents, this should be the place for them to escape in case of fire, explosion, or other emergency.
Meanwhile, buildings A2 & A3 of the THT New City project (after the name change) have only completed the rough construction and cannot be handed over to customers as committed in the third quarter of 2022.
The AZ Thang Long social housing and commercial service complex project (formerly known as Bright City) was originally a commercial housing project. However, during the implementation process, the project was repeatedly "shelved".
On February 14, 2014, the Hanoi People's Committee decided to allow the project to change from commercial to social housing and the investor committed to completing construction and handing over houses in the third and fourth quarters of 2017.
Although people have repeatedly complained to the authorities, even hung banners and slogans... the project has not yet set a completion date.
