Recently, Thanh Oai district (Hanoi) auctioned 54 plots of land in Ngo Ba area, Thanh Than village, Thanh Cao commune. This is the place that opened the auctions all night long and is associated with the image of "inflating prices and abandoning deposits".
The area of the plots put on the "floor" ranges from 60 - 85m2. The starting price is from 10.9 - 16.3 million VND/m2, 26 - 30% higher than last year. The corresponding deposit for each plot is from 130 - 265 million VND.

At the end of the auction, the plot with the highest winning price was up to 90.3 million VND/m2, 5.5 times higher than the starting price. Previously, in the auction in August 2024, this plot of land was paid up to 100.5 million VND/m2.
The remaining plots of land have winning prices ranging from 59.3 to 87.3 million VND/m2, most of which are more than 5 times higher than the starting price. However, this figure is still lower than the average winning price in the previous round, ranging from 63 to 80 million VND/m2.
Notably, instead of a multi-round auction like previous sessions, this time the auction was held in the form of a direct secret ballot in one round. The number of investors attending the auction was 350, a sharp decrease compared to the number of 1,545 in the previous round. With fewer participants and a single-round ballot, the auction ended in one morning, instead of going on all night.
Previously, on August 10, 2024, also in Ngo Ba area, Thanh Than village, Thanh Cao commune, Thanh Oai district, an auction of 68 land lots was held. The lots have an area of 60 - 85 m2, starting prices range from 8.6 - 12.5 million/m2.
What has stirred up public opinion is the winning price of the land plots. The corner plot here has the highest winning price, up to 100.5 million VND/m2. The other plots have equally high winning prices, ranging from 63 - 80 million VND/m2. These are unprecedented high numbers for the land market in Thanh Oai district.
However, when the payment deadline came, only 13/68 lots were paid in full. The lot with the winning price of 100.5 million VND/m2, along with many other high-value lots, were all forfeited. Subsequent auctions in Thanh Oai district continuously recorded a decrease in winning prices and the number of participants.
In March 2025, Vietnam Auction Joint Stock Company will auction 89 land plots in Man Ca, Man Cong, Ma Man Trong areas in Van Quan village, Do Dong commune, Thanh Oai district (Hanoi).
The plots of land range in size from 87 to 161 square meters. Starting prices range from 11 to 17 million VND/square meter. Deposits range from 190 to 360 million VND/plot.
This auction will be held in the form of direct secret ballot in one round. The common price step for the land plot groups is 1 million VND/m2.
The deadline for submitting auction registration documents is March 12. The auction will take place on March 15 at Thanh Oai District Gymnasium.
