2025 could be the year of land and villas; Demand for industrial park real estate expected to increase sharply

According to a recent analysis report by the analysis department of SSI Securities Corporation (SSI Research), the growth of FDI capital inflows into Vietnam has maintained its growth momentum over the past 10 years, thanks to the trend of production shift. Countries such as Singapore, Taiwan, and China have contributed significantly to this growth. The reason is that Vietnam has a competitive advantage in terms of favorable investment policies, low labor costs, and a stable economy.

According to the Ministry of Planning and Investment, from 2019 to 2023, industrial park land leasing activities in Vietnam have had positive growth with the area of ​​MOUs and newly signed agreements reaching a compound annual growth rate (CAGR) of 35%.

This growth is mainly due to large FDI enterprises such as Samsung, LG, Hyundai, Lotte, Luxshare, Lego, Hyosung and Foxconn, aiming to diversify production and reduce risks in the global supply chain. Average rents also increased significantly, with industrial parks in the North increasing by 35%, while industrial parks in the South increased significantly by 67% from 2020 to Q2/2024.

However, in 2024, FDI inflows into Vietnam will slow down. In the first 10 months of 2024, total registered FDI capital reached 27.26 billion USD, up only 1.9% over the same period. In the short term, FDI enterprises may wait to see President Trump's new tariff policies, including tax laws affecting imports from Vietnam.

Experts predict 2025 will be the year of land and villas

During the event “Real Estate Market Overview 2024 and Da Nang Focus”, many phones were raised to take pictures when Mr. Nguyen Quoc Anh, Sales Director of Batdongsan.com.vn, announced information about the new cycle of the real estate market.

Accordingly, based on previous fluctuation cycles, the expert divided the upcoming development roadmap of the real estate market into 4 stages.

Specifically, from the first quarter of 2024 to the fourth quarter of 2024, this is the time of reversal in investor psychology, the exploration movement gradually reappears. However, the highest priority of buyers still revolves around the real estate segment, with legal guarantees. With the above factors, the apartment segment is still the "king" in this period.

Next, from the fourth quarter of 2024 to the beginning of the second quarter of 2025, this will be the time when the market enters a consolidation phase. Investors are gradually more confident in the development prospects of the real estate industry. The apartment segment will now give up its central position to private houses and townhouses.

After this period, the market will move towards a period of recovery, expected to start from the second quarter of 2025 to the fourth quarter of 2025. Investors in this period will no longer place too much emphasis on selling price and legal factors like when the market was gloomy. Instead, the potential for price increase is the key to deciding to spend money. Therefore, profitable segments such as land and project villas are also given special attention by investors.

Finally, from Q1/2026 to Q4/2026, this will be the time when the market enters a stable orbit. Prices and liquidity will increase in various types. This can be considered the best prospect of the market, after a long period of stagnation.

Hoai Duc auctioned land has a "softer" price, the highest is 109 million VND/m2

After 12 rounds, the auction of 32 plots of land LK05 and LK06 in Long Khuc area, Tien Yen commune, Hoai Duc district, Hanoi ended at 5:40 p.m. on November 11. Most of the plots of land had winning prices around 85 - 91 million VND/m2. Of which, the lowest winning price was 79.3 million VND/m2; the highest was 109.3 million VND/m2. Currently, investors are selling the plots of land at a difference of about 250 - 500 million VND/plot.

According to the forecast of the Investment Electronic Newspaper - Baodautu.vn, the land lot with the highest winning price is in the LK06 area, specifically LK06-09. The land lot is located at the corner, has 3 fronts and has a direct view of Ring Road 4. With an area of ​​up to 148 m2, the total value of the land lot will be about 16.1 billion VND.

The remaining plots in the auction have an average area of ​​about 97 - 109 m2, with some plots as large as 144 - 172 m2. The plots in LK05 and LK06 all have a view of Ring Road 4 and are located near the lake. LK05 will be located next to the football field. LK06 will be located next to the social housing project.

Also in Long Khuc area, the auction of 20 plots of land LK01 and LK02 recorded an average winning price of around 91 - 97 million VND/m2. Of which, the plot with the lowest price was 85 million VND/m2; the highest was 103.3 million VND/m2.

As for the 19 plots of land LK03 and LK04, the prices mostly range from 97.3 to 121.3 million VND/m2. The corner plot LK03-12 has the highest price at 133.3 million VND/m2.

Bac Tu Liem District has another high-end project in Tay Ho Tay urban area

Recently, Vice Chairman of Hanoi People's Committee Nguyen Trong Dong signed and issued Decision No. 5894/QD-UBND on adjusting and supplementing the 2024 land use plan of Bac Tu Liem district.

Accordingly, the city has added to the 2024 land use plan list 5 projects, with an area of ​​up to 10.76 hectares. Specifically including:

1. Construction of a road connecting Nguyen Dinh Tu Street to Co Nhue Street to Road No. 10 of Bac Co Nhue - Chem urban area;

2. Building the Military Command of Dong Ngac ward;

3. Phu Dien complex project - Ecity Phu Dien in Phu Dien ward, Bac Tu Liem district;

4. Building a cultural house combined with an entertainment area at Residential Area No. 7, Phuc Dien Ward;

5. Project of public service complex, commercial combined with high-end housing in Tay Ho Tay at land lot H4HH1, Tay Ho Tay urban area.

  Although the name is Tay Ho Tay, the project has administrative boundaries in 3 districts, including Xuan La ward (Tay Ho district); Nghia Do ward (Cau Giay district); Xuan Dinh ward and Co Nhue 1 ward (Bac Tu Liem district). This urban area has a prime location, near the Diplomatic Corps area, Hoa Binh park and the new administrative center of the capital - the place chosen by the Government to locate the headquarters of ministries and branches.

Currently, many apartments in the Starlake project are being sold for more than 130 million VND/m2. For the villa segment, the price is many times more expensive, ranging from 400 - 800 million VND/m2.

For nearly 10 years, Hanoi has not had any social housing invested with budget capital.

According to the Hanoi Department of Construction, the development of social housing in the city still has some limitations. Among them, since 2015, the capital has not had any social housing projects invested with budget capital. In addition, the number of new development projects is still modest, and the implementation progress is still slow compared to the approved schedule.

In addition, the review, supervision and evaluation of investment, handling of violations or reclamation of project land according to land law due to slow implementation have not yet met requirements. The causes of the above problems mainly stem from difficulties and obstacles in the order and procedures for selecting investors through bidding, which is time-consuming.

Not only that, the selection of investors to implement social housing still has problems related to the legal basis of public assets. The procedures for using revenue from land use fees to replace 20% of land fund in commercial housing projects and urban areas to develop social housing also do not have specific regulations.

“The incentive mechanisms and policies for social housing projects are not really attractive and have not attracted businesses to participate in construction investment, especially projects in suburban areas and serving workers and students, although the State has had many incentive policies,” the Hanoi Department of Construction added.

In the discussion, the Department also summarized the work of developing social housing in the city. Accordingly, there are currently 30 completed projects, with about 1.66 million square meters of floor space. 58 projects are being implemented with about 4 million square meters of floor space, corresponding to 60,480 apartments.

At the same time, the city also has 83 land plots with a total land use scale of about 43.58 hectares in 48 commercial housing projects and urban areas with 20-25% of land reserved for building social housing according to regulations.

Series of housing projects in Binh Dinh have their completion time extended to 2026

According to the reporter's investigation, many housing projects were approved by the People's Committee of Binh Dinh province to adjust the project investment policy in October 2024.

The I-tower Quy Nhon commercial service center and apartment project has been extended to the third quarter of 2026 for completion.

Specifically, the Chairman of Binh Dinh Provincial People's Committee agreed to adjust the progress of the I-tower Quy Nhon Apartment and Service Center Project invested by Do Thanh Real Estate Investment and Development Joint Stock Company on Le Duan Street, Ly Thuong Kiet Ward, Quy Nhon City. Accordingly, the project was adjusted to the third quarter of 2026 to complete the entire project and put it into operation (previously on July 3, 2020, the project was also allowed to be extended to the third quarter of 2022).

Regarding the adjustment of total investment capital, the Department of Construction is assigned to preside over the review and report to the Provincial People's Committee based on relevant legal regulations. It is known that the I-Tower Quy Nhon commercial service center and apartment project has a total area of ​​over 1 hectare, with a total investment capital of about 1,991 billion VND.

The Provincial People's Committee also issued a decision to adjust the project investment policy for 3 residential projects in An Nhon town with the content of adjusting the completion time.

Vinh Liem residential area project, Binh Dinh ward, invested by Dai Tin Joint Stock Company, instead of being completed in the second quarter of 2024, the project was extended to June 30, 2026 to complete the entire project (in which the company was required to coordinate with the locality to complete the site clearance work before December 31, 2024).

The Ban Thanh residential area project in Dap Da ward, invested by Ban Thanh Investment Company Limited, has adjusted the time for completing construction and housing business from the first quarter of 2020 to the second quarter of 2024 to from 2020 to the fourth quarter of 2025; adding from the first quarter of 2026 to the second quarter of 2026 to complete the project, finalize and hand over infrastructure to the locality.

Similarly, the Dong Ban Thanh residential area project in Dap Da ward, invested by Dong Ban Thanh Investment Company Limited, also adjusted the time for completing construction and trading houses in the second quarter of 2024 to the second quarter of 2026.

For these projects, the People's Committee of Binh Dinh province requested Dai Tin Joint Stock Company, Ban Thanh Investment Company Limited, and Dong Ban Thanh Investment Company Limited to focus resources, speed up project implementation progress, and ensure that the projects are soon completed and put into operation according to the approved schedule.

Binh Thuan plans 48.39 hectares of land on Vo Nguyen Giap Street for auction

Standing Vice Chairman of Binh Thuan Provincial People's Committee Phan Van Dang has just agreed on the detailed planning plan for Area I of the land fund on both sides of Vo Nguyen Giap Street, Phan Thiet City with an area of ​​48.39 hectares.

Previously, the People's Committee of Phan Thiet City sent an official dispatch to seek opinions from the Department of Planning and Investment, the Department of Construction, and the Department of Natural Resources and Environment on two boundary options for the planning of Zone I on the land fund on both sides of Vo Nguyen Giap Street.

Accordingly, option 1 has an area of ​​about 48.39 hectares for residential land auction; option 2 proposes to adjust down 1.48 hectares (commercial service land area and part of traffic road area), the land area after adjustment is about 46.91 hectares.

Based on the opinions of relevant agencies and considering 2 boundary options for planning Zone I on the land fund on both sides of Vo Nguyen Giap Street, Phan Thiet City, Standing Vice Chairman of Binh Thuan Provincial People's Committee Phan Van Dang agreed to choose option 1.

Mr. Dang assigned the People's Committee of Phan Thiet City to organize the detailed planning of Zone I with an area of ​​48.39 hectares in accordance with the opinion of the Provincial Party Committee Standing Committee; relevant departments and branches should strengthen coordination and support the People's Committee of Phan Thiet City to soon appraise and complete the detailed planning of this area.
