Hoai Duc land auction highest price 109.3 million VND/m2, nearly 15 times higher than starting price

At around 5:40 p.m. this afternoon, the auction of 32 land lots in Long Khuc area, Tien Yen commune, Hoai Duc district ended.

As a result, lot LK06-09 with an area of 148m2 had the highest winning price of 109.3 million VND/m2, equivalent to more than 16.1 billion VND/lot. This price is nearly 15 times higher than the starting price.

The lowest lot costs 79.3 million VND/m2, 10.8 times higher than the starting price.

Notably, in today's auction, there were many lots with winning prices of over 100 million VND, such as lot LK06-08 with an area of 98.23m2, winning price of 103 million VND/m2, equivalent to more than 10.1 billion VND/lot.

The auction lots today have a starting price of 7.3 million VND/m2, the same level as previous auctions in Long Khuc area. The deposit for the lots ranges from 141 - 251 million VND/lot.

Most of the plots are about 97 m2, with some plots being as large as 144 - 172 m2.

The auctioned lots have relatively nice locations. Both areas have a direct view of Ring Road 4 and are located right next to the lake.

According to investors, today’s auction had about 120 participants. Although the number of participants was lower than previous auctions, the price was still pushed up to over 100 million VND/m2.

It is known that right after the 7th round ended, many investors left because they thought the price had exceeded their expectations.

Mr. Tran Minh Tien (28 years old, Hanoi) was one of the people who left early. He shared that he had bid for a lot today for business purposes, but by round 7, he saw that the price was beyond his financial capacity, so he had to give up regretfully.

Recently, on November 4, the auction of 20 Hoai Duc land lots also ended with 12 rounds. Accordingly, the 2 corner lots had the highest winning price of 103 million VND/m2, equivalent to 15 billion VND/lot, more than 14 times higher than the starting price.

According to Lac Viet Joint Stock Auction Company, the land lot with the lowest winning price in this auction was over 85.3 million VND/m2, also 11.6 times higher than the starting price. Investors said that the results of this auction were mostly lower than the one on August 19, but compared to the general level, the price was still much higher.

Immediately after the results were announced, outside the auction area, many plots of land were advertised at prices ranging from 400 to 500 million VND.

The auction had about 150 participants, much less than the previous auction (the August 19 session had about 500 people with nearly 1,500 sets of documents).

Previously, on August 19, in Hoai Duc district, an auction of 19 residential land lots in LK04 area, Long Khuc village, Tien Yen commune also took place. The auction took place from 8:00 a.m., through the night and until 4:30 a.m. on August 20 - after 18 hours, the final result was announced when all the land lots were successfully auctioned.

As a result, the highest lot won with a price of 133.3 million VND/m2, more than 18 times higher than the starting price. This lot has the symbol LK03-12, located at the corner with 2 open sides, an area of over 113m2.
