Hanoi: Eastern infrastructure creates momentum for real estate market to 'take off'

Việt NamViệt Nam27/12/2024

Infrastructure becomes the "support" of the multi-center capital model

Historically, the east of Hanoi was a “sleeping land” on the other side of the Red River. However, since the 1998 planning and the establishment of Long Bien district in the 2000s, this place has entered a breakthrough era.

Over the past two decades, with the goal of promoting urban growth and solving the population problem, infrastructure in the eastern region has been heavily invested in, especially key transport projects, thereby creating a spillover effect and creating opportunities to expand socio-economic activities.

Notably, according to the Capital Transport Planning to 2030, with a vision to 2050, in addition to the 8 current bridges, the east of Hanoi will invest in 10 more large bridges crossing the Red River such as: Van Phuc, Hong Ha, Thuong Cat, New Thang Long, Tu Lien, ...

According to Architect Bui Dinh Truong, urban planning expert and Director of Vietnam Architecture Consulting Company: “The construction of these bridges is not only to close and create connections between the belts, but also plays an important role in opening up more directions for urban development of Hanoi to the east according to the multi-center model. This is also considered the foundation for the city to create a breakthrough “Red River Miracle” of the 21st century”.

In the future, the infrastructure of the eastern area will be upgraded by 8 Metro railway lines with 2 Metro lines 8 and Metro 1 going directly through Gia Lam district. In particular, the ability to connect the region is constantly expanding with key routes such as National Highway 5A, 5B (Hanoi - Hai Phong Expressway) and Ring Road 4 connecting the capital with key economic regions of the North.

In addition to the advantage of connecting infrastructure, the overall planning and quality internal utility system are also essential factors to help elevate the real estate project in the eastern area. Illustrative perspective image

According to Architect Nguyen Xuan Anh - National Institute of Urban and Rural Planning, the future of an "Inner City Core 2" is right in the east of Hanoi. He predicts that this area will become the center of activities of large enterprises, trade and finance at the regional, national and international levels, and at the same time, a gathering place for intellectuals and leading economic and financial groups.

The Senique Hanoi: A highlight of "full essence" in the heart of the eastern area
From macro strategies to the State's infrastructure projects that are gradually taking shape, the eastern part of Hanoi is becoming a bright spot in the capital's real estate picture when it possesses a distinct advantage of large land funds and the existence of many bustling urban areas that have been formed.

According to Batdongsan.com.vn, the Hanoi market and the eastern region are leading in terms of interest in the apartment type, with a growth rate of 6-7% compared to the second quarter of 2024. Faced with this potential, many real estate "giants" have taken strategic steps, including Asia's leading trusted real estate developer - CapitaLand Development (CLD).
