He sees that houses and apartments both have their own advantages. An apartment priced at around 3 billion VND will bring a high quality of life. But with this amount of money, buying a house in an alley will give the buyer a "safe bet".
Having just bought an apartment for 3.1 billion VND, Ms. Pham Thi Oanh in Hoang Mai District (Hanoi) shared that choosing to buy an apartment was a difficult decision. Before buying, she went to see many properties, but after considering, she chose to buy an apartment.
"The apartment I bought has an area of 70 square meters, arranged with 2 bedrooms. There are amenities in the apartment and the surrounding area, convenient for children to go to school," said Ms. Oanh. According to Ms. Oanh, although real estate helps buyers have a high sense of ownership, with a budget of 3 billion VND, she can only buy a house in an alley. "Houses in alleys often lack light and are damp," Ms. Oanh shared.

Most apartment projects are often located in convenient locations, close to schools, hospitals, etc., with many amenities to improve the lives of residents. In addition, apartments have a high level of safety because there is a security team and guards working.
Meanwhile, land and houses are often much more expensive than apartments. With 3 billion VND, customers can only buy land or a house and land with a small area, located deep in the alley. Even if you want to buy a house at an affordable price, you have to accept the location of the house far from the center, with inconvenient transportation.
Besides, Mr. Vinh said that compared to apartments, private houses are less safe because there is usually no security or management board...
From another perspective, expert Do Ngoc Thang - Regional Sales Director of a real estate consulting company - said that the Vietnamese mentality is "to eat well and dress well", many people still prefer to live in houses on the ground.
Supply in the center of Hanoi has almost no major fluctuations. Land funds cannot expand. Inner-city residential transactions will rotate according to demand. However, supply and demand are always balanced regardless of fluctuations in the real estate market in general. When one person wants to sell, there will be someone who wants to buy and vice versa.
