The classification of houses by level is for convenience in pricing and calculating taxes based on the structural quality and usage value of each house.

According to Clause 1, Article 3 of the 2014 Housing Law, a house is a construction work for the purpose of residence and serving the living needs of households and individuals.

Housing is divided into 6 types as follows:

- Individual housing is housing built on a separate plot of land under the legal use rights of an organization, household or individual, including: Villas; Townhouses; Independent houses.

Detached houses are the most common type of house in Vietnam today. Based on the scale of the structure, detached houses are divided into different categories: Grade 1, Grade 2, Grade 3, Grade 4.

- An apartment building (also known as a condominium) is a building with 2 or more floors, many apartments, a common walkway and staircase, private ownership, common ownership and a system of infrastructure works used in common by households, individuals and organizations, including: Apartment buildings built for residential purposes; Apartment buildings built for mixed purposes of residential and business use.

- Commercial housing is housing invested in and built for sale, rent, or lease-purchase according to market mechanisms.

- Official housing is housing used for eligible subjects to live in or rent during their tenure of office or work.

- Housing for resettlement is housing arranged for households and individuals who are eligible for resettlement when the State reclaims residential land or has their houses cleared according to the provisions of law.

- Social housing is housing with State support for beneficiaries of housing support policies according to Article 49 of the 2014 Housing Law.

Currently, individual houses are divided into different classes, including: Class I, Class II, Class III, Class IV, based on the scale of the construction structure.

House level 1

This is considered the most luxurious, owned by high-income people, with a valuation of up to tens of billions of VND. A level 1 house will normally be limited from 10,000 m2 to 20,000 m2, with a height limit of 20 - 50 floors (from 75 - 200m) with a life span of over 100 years.

Level 1 houses have a load-bearing structure made of reinforced concrete or bricks with a prescribed life span of over 80 years; House covers and walls separating rooms are made of reinforced concrete or bricks; Roof is made of reinforced concrete or tiled, with a good insulation system; Finishing materials (plaster, tiles, cladding) inside and outside the house are good; Living facilities (kitchen, toilet, bath, electricity and water) are complete and convenient, with no limit on the number of floors.

Level 2 houses often meet high aesthetic requirements and are very durable over time and have construction costs of billions of VND, an area of ​​5,000 - 10,000 m2, and a height limit of 8 - 20 floors.

From level 2 houses and above, the load-bearing core must use reinforced concrete. With a lifespan of up to 50 - 70 years, all materials used must be of good quality, durable over time and able to withstand natural disasters.

Level 3 house

Level 3 houses are a popular type of housing in cities today. The structure is solid, using reinforced concrete and bricks. Ranked 1 level higher than level 4 houses, level 3 houses have a load-bearing structure combining reinforced concrete and bricks, an area of ​​1,000 - 5,000m2, a height limit of 4 - 8 floors, and a life span of 20 - 50 years.

Level 4 house

According to the traditional concept, a level 4 house is a type of house with low cost, solid structure, good load-bearing capacity. The house can be made of brick or wood and has a brick wall or fence. The roof can be made of tiles or synthetic cement roofing materials, or simply a roof made of bamboo, wood, straw.

This is one of the most popular types of houses in Vietnam and Southeast Asian countries. Mostly located in rural areas, the load-bearing structure also varies depending on the climate and natural conditions of each area. Level 4 houses are mainly for customers with average and low income.

Level 4 houses have a construction height of 1 floor or less and are built on an area of ​​less than 1,000 m2, with a height of less than 4 floors.

Temporary house

Temporary houses are temporary constructions, so they are often not invested in both construction materials and design.

People often use wood and bamboo to create a temporary house. Temporary houses have low facilities and living conditions because these are structures that people only build when using for a short time.
