Land market in Nghe An shows signs of heating up

Through a survey in Yen Thanh district, the land market here is quite active. Mr. Nguyen Van Minh in Nam Thanh commune, Yen Thanh shared: His family has a plot of land along provincial road 534 in Son Thanh commune, Yen Thanh. During Tet, they only paid 1.6 billion VND, but since April 15, 2-3 places have asked to buy it, and finally the price was over 1.9 billion VND.

A land broker in Yen Thanh town said: Land along National Highway 7B in the communes of Bac Thanh, Xuan Thanh, Tang Thanh, Hoa Thanh, and Hop Thanh are all increasing in price at this time and are easy to trade. When the land was quiet, the price was only 2.4 billion VND/lot, but now it has increased to 2.6-2.7 billion VND/lot. In particular, land in Yen Thanh district's urban area before February 2023 was only over 2 billion VND/lot, but now the price has increased to more than 2.3 billion VND/lot.

In particular, during a long period of stagnation in the real estate market, interest in auctioned land has also decreased significantly. However, at this time, land auctions have started to "warm up" again, with few cases of deposit cancellations. From the beginning of 2024 until now, Yen Thanh district has implemented land auctions in the communes of Minh Thanh, Vien Thanh, Dong Thanh, Nam Thanh... reaching nearly 90 billion VND. From now until the end of 2024, the district will organize auctions for over 150 more land lots.

In Dien Chau district, the land market is also very active at this time, at land auctions in communes there are quite a lot of participants. Recently, in Dien Phuc commune, an auction of 45 land lots was held with 150 participating applications, the average starting price of 1.3 billion VND was auctioned by people to 1.7-1.8 billion VND, the total amount collected reached over 76 billion VND/45 land lots.

Mr. Mai Duc Cuong - Chairman of Dien Phuc Commune People's Committee said: Land auctioned in Dien Phuc commune is easy to sell because the infrastructure is invested synchronously such as traffic system, drainage ditches, electricity lines. This area is also close to the expressway, convenient for people to do business. The land auction is favorable, the commune has more revenue to build infrastructure to better serve people's lives.

Dien Chau district has 3 quite large real estate urban areas, currently there are quite a lot of customers buying and selling every day. A broker in Dien Chau district said: In 2023, the land price in Dien Ngoc urban area, Dien Chau was 18 million VND/ m2 , now it has increased to over 20 million VND/ m2 ...

Mr. Chu Duy Phong - Head of the Finance Department of Dien Chau district added: From the beginning of 2024 to now, Dien Chau has collected over 300 billion VND in budget revenue from land use rights auctions, exceeding the target compared to the same period.

In Thai Hoa town and Nghia Dan district, the land and townhouse market, which has been quiet for a long time, is now bustling again. A real estate broker with a real estate consulting office in Thai Hoa town added: Many plots of land in remote communes such as Nghia Thanh, Nghia Mai, Nghia Lac (Nghia Dan) have been traded, the previous purchase price was 220 million VND/plot of 200m2 , now it has increased to 250 million VND/plot.

For Shophouse and townhouse projects in Thai Hoa town, which have been inquired about for a long time, prices have increased slightly. Previously, they were bought for 4.2 billion VND, but now they are traded for 4.3 billion VND.

Mr. Nguyen The Phiet - Head of Housing and Real Estate Market Management Department, Nghe An Department of Construction added: From the beginning of April 2024 until now, the real estate market in Nghe An has shown signs of "warming up" again. Particularly for urban area projects in Nghe An, the market has now stabilized. For example, urban areas in Dien Chau, Yen Thanh, Thai Hoa town, Vinh city... prices have increased slightly, with more and more transactions.

Especially for the Ecopark Vinh Nghe An project in Hung Hoa, Vinh city, with a scale of up to 200 hectares with more than thousands of villas, townhouses, shophouses, luxury apartments, the investor is currently actively constructing. Accordingly, there are many customers "booking" accommodation in this project.

The reason the real estate market is gradually warming up is because the price of gold has increased again, and bank interest rates are low, so many people tend to invest in real estate, considering it a safer asset shelter.
