According to information from Khanh Hoa Provincial People's Committee, currently 3/22 1/2000 zoning plans have been approved. Notably, the Project to adjust the zoning plan of the Urban Area - Park - New Administrative Center of Khanh Hoa Province, Nha Trang City with a total area of ​​over 642 hectares in Vinh Thai Commune and part of Phuoc Dong Commune.

The planning aims to create land funds to arrange a number of administrative works and urban public services; develop new urban areas and renovate existing residential areas...

In nature, it is an urban area - a new administrative center, public services, a new urban area and a renovated residential area. The population size by 2040 is about 49,100 people. The residential unit area is more than 168 hectares, the residential land area is about 117 hectares.

Accordingly, the group of existing renovated houses (including urbanized villages) has a maximum aggregate construction density of 80%, maximum height of 7 floors. The group of new houses has a maximum aggregate construction density of 80%, maximum height of 24 floors; mixed land for housing and service groups including housing group functions and mixed service functions, maximum aggregate construction density of 80%, maximum height of 40 floors; service area land has a maximum aggregate construction density of 65%, maximum height of 24 floors;

As for the land of the headquarters and administrative area in the central area of ​​sub-area A, the maximum combined construction density is 40%, the maximum height is 24 floors. The total land area of ​​the headquarters and agencies is about 15.44 hectares, accounting for 3.83% of the research area.

In addition, a new general hospital at the end of the line in the central area of ​​sub-area A and medical examination facilities serving residential units will be built in this area.

The planned planning area is divided into 6 sub-areas, including 1 new administrative center urban sub-area, 4 residential sub-areas and 1 urban functional sub-area; the sub-areas have full functions of residential units. At the same time, develop East-West traffic connection, strengthen the connection of urban areas with the city center.

For land of key projects, within the framework of the maximum allowable land use coefficient, it is encouraged to increase the building height and reduce the construction density. For projects with land use coefficient exceeding 13 times, special control is required according to the key project planning.

Residential area on West 2/4 Street can be built up to 30 floors

In addition to the above planning, Khanh Hoa Provincial People's Committee also approved the zoning plan (scale 1/2000) of the residential area West of 2/4 Street in Vinh Hai and Vinh Phuoc wards with a total area of ​​more than 305 hectares.

The projected population size by 2040 is about 29,000 people, the residential land area is more than 93 hectares, the residential land area is nearly 74 hectares. For residential land, the maximum aggregate construction density is 60%, the maximum height is 30 floors. For mixed land, the residential and service land, the maximum aggregate construction density is 60%, the maximum height is 20 floors.

Land funds will also be allocated for the construction of social housing and resettlement in housing group areas to ensure compliance with relevant regulations on the development and management of social housing.

The planned planning area is divided into two sub-areas: the northern sub-area of ​​San mountain and the southern sub-area of ​​San mountain.

Previously, Khanh Hoa Provincial People's Committee issued a decision approving the adjustment of the zoning plan (scale 1/2000) of Vinh Hiep - Vinh Ngoc - Vinh Thanh residential area, Nha Trang city.

Accordingly, the total area of ​​the planning area is more than 411.9 hectares. This is an existing residential area, renovated in Nha Trang City. The projected population size of the planning area by 2040 is 27,132 people.

Regarding land use planning, the group of renovated existing housing (including urbanized villages) has a maximum aggregate construction density of 60%, maximum height of 6 floors; the group of new housing has a maximum aggregate construction density of 60%, maximum height of 17 floors.

Other land groups such as agency land, headquarters, medical land, education, culture, sports, and service land also have a maximum combined construction density of 60% with different maximum heights.

The planning area for the system of key works is divided into 2 groups. The group of key architectural works with different heights or complex of works with characteristic architecture, located in the urban development area, adjacent to main roads, with favorable views or adjacent to beautiful landscape areas; key areas with landscape value...
