Da Nang: Demand for land segment remains low

DNVN - On March 13, real estate service corporation DKRA Group announced a report on the housing real estate market in Da Nang and surrounding areas in the first two months of 2025, stating that the overall demand for the land segment remains low.

According to DKRA Group, the primary supply of land in the Da Nang market and surrounding areas in the first two months of 2025 increased slightly by 5% compared to the same period in 2024. In particular, the supply is mainly distributed in previously opened projects and concentrated in two key markets, Quang Nam and Da Nang, with about 1,646 primary products currently open for sale.

Transactions at coastal land projects in Ngu Hanh Son (Da Nang) are still quite quiet.

New supply in the area remains scarce. The market has not recorded any new projects launched in the first two months of the year and there have been few signs of recovery in the short term. Meanwhile, overall market demand remains low, with consumption only accounting for about 2% of the total primary supply, equivalent to 30% of the transaction volume in the same period last year.

Primary prices remain stable compared to the end of 2024 and continue to be high due to the impact of input costs. Secondary prices have not fluctuated much compared to the end of 2024, market transactions mainly arise in groups of products belonging to urban complexes, with diverse utilities, complete legal procedures, etc. Currently, sales incentive programs are being widely applied to stimulate market demand.

Regarding the apartment segment, according to DAKR Group, new supply in the first two months of 2025 in Da Nang and its surrounding areas increased by 10% over the same period, mainly in Da Nang, while Hue and Quang Nam continued to have a shortage of new projects for sale. In particular, primary supply is concentrated in Son Tra district (Da Nang), accounting for more than 45% of the total primary supply in the whole market.

The primary absorption rate is about 15%, mostly from the product basket of projects that will be launched for sale at the end of 2024. Primary and secondary selling prices have not fluctuated much compared to before the Lunar New Year 2025, secondary liquidity is concentrated in projects that have handed over houses, conveniently connected to the city center.

“With some projects in Da Nang in the booking stage, preparing to launch products to the market, the supply in the coming months is expected to have certain progress. However, there will be few breakthroughs in the short term,” DKRA Group’s report stated.
