The inevitable trend of TOD
With rapid urbanization, many environmental challenges have emerged, causing countries to focus on transit-oriented urban development (TOD) to reduce traffic pressure and ensure sustainable development.
Governments of many countries around the world have focused on investing in transportation infrastructure, especially high-speed rail systems. The TOD model is not simply about investing in the transportation system but also involves urban planning, with the goal of optimizing land use and building high-density urban areas around transportation stations. Japan is also one of the leading countries in TOD development, emphasizing reducing dependence on personal vehicles to reduce congestion and protect the environment.
TOD model in Vietnam
In Vietnam, the continued development of public transport systems such as metro and electric buses is shaping the real estate market in Hanoi and Ho Chi Minh City , not only in the residential segment but also in the retail and office sectors.
The National Assembly’s revised Capital Law has allowed investment in developing urban railways in Hanoi under the TOD model, ensuring modernity and sustainability. Mr. Le Chinh Truc, Deputy Director of the Hanoi Institute of Urban Planning, said the rate of public transport development will increase to over 50% by 2035 and over 60% by 2045.
In Ho Chi Minh City , the City People's Committee has issued plans to implement TOD areas along metro lines, aiming to develop public transport and attract investment.
Big investors lead the trend

The demand for green, airy living spaces close to the city center is increasing. In Ho Chi Minh City, the immigration rate is increasing, leading to infrastructure overload. According to data from the General Statistics Office in 2021, Ho Chi Minh City has the second highest immigration rate in the country, reaching 25.4%.
