When the 2024 Land Law, along with the Housing and Real Estate Business Law, come into effect with regulations creating conditions for overseas Vietnamese to invest and buy real estate, there will be a new number of customers, the market will have better transactions, and prices will be pushed up,” said Mr. Chung.
According to the observation of SGO Homes leaders, the trend of cash flow is "flowing" into markets around Hanoi such as Bac Ninh, Bac Giang, Hung Yen, Hai Duong... when receiving the attention of many investors due to factors related to traffic infrastructure planning, industrial parks. In particular, these areas still have products priced at around 1 billion VND, suitable for many investors.
“Professional, experienced investors who seize the opportunity should have invested before Tet. For individual, non-professional investors, this is the time to choose products with safe legal status or ready-made “red books” that can be transferred immediately. At this stage, it is impossible to invest in the direction of “quick profit”, when investing in the provincial market, it is necessary to determine a 2-year vision to ensure safety.
In the third quarter of this year, the land market will have more obvious improvements. However, this improvement is not to be vibrant or explosive again, but the market will start to have stable transactions, there will be no more loss-cutting phenomenon, the market will stabilize again...", Mr. Chung commented.
When bank savings interest rates are low, gold prices are high, real estate supply is still low due to the impact of legal issues, and laws are increasingly tightened... Mr. Chung assessed that land is still a good and safe investment channel.
Also thinking that this is a good time to invest in land, according to Mr. Nguyen Van Hau, General Director of Asian Holding Real Estate JSC, land still has demand but not to the point of fever.
Therefore, if you want to invest in the suburban areas of Ho Chi Minh City, according to Mr. Hau, investors can choose areas like Long An, which is attracting many large corporations to invest. It is very likely that there will be a "wave" in the near future.
For investors who want to buy land in the medium and long term, they can consider Dong Nai or Binh Duong areas.
“From the third and fourth quarters of 2025 onwards, the land segment will develop strongly,” said Mr. Hau.
In addition, according to the General Director of Asian Holding, with some new regulations in the 2024 Real Estate Business Law, when effective, the scope of the ban on land subdivision and sale will be expanded.
Accordingly, not only special and type I urban areas but also type II and type III urban areas are not allowed to transfer land use rights with technical infrastructure in real estate projects to individuals to build houses.
Mr. Hau said that this will reduce the supply of land in the market in the coming time; land prices in the market will change.
