According to the Ministry of Construction, in 2024, the land segment recorded 412,448 successful transactions, an increase of about 33.6% compared to the previous year. Meanwhile, the total number of transactions of apartments and individual houses only stopped at 125,545 units, a slight decrease of 1.5% compared to 2023.

If all segments are combined, the total real estate transaction volume in 2024 will reach 537,993 transactions, 19.4% higher than the previous year.

In the fourth quarter of 2024 alone, the number of transactions of apartments and individual houses was 25,409 units, down about 33.8% compared to the previous quarter and down nearly 8% compared to the same period last year. Meanwhile, the land segment had up to 86,796 successful transactions. Although this number decreased by 15.7% compared to the previous quarter, it still increased by 6% compared to the same period last year.

According to the Vietnam Association of Realtors (VARS), plots of land that have been divided into plots, are legally secured, are located in areas with complete infrastructure and are valued at less than VND2 billion, will continue to record good price growth rates in 2025. In addition, demand for purchase, including for both residential and investment purposes, will continue to increase along with the urbanization rate and economic development, on the basis of an increasingly complete legal corridor.

Talking to reporters of the Investment Electronic Newspaper - Baodautu.vn , Mr. Pham Duc Toan, CEO of EZ Real Estate Company, most Vietnamese people still maintain the mindset of prioritizing land or gold storage. In fact, since the 1993 Land Law was enacted until now, land prices in big cities, especially Hanoi, have only had two trends, one is stagnation, the other is price increase.

“Because of that stability, many people consider land as a safe haven against inflation. Therefore, many investors are still bold enough to invest if they see an area with potential, complete infrastructure, close to major cities and proper legal status,” Mr. Toan emphasized.

Sharing with reporters, Mr. Nguyen The Diep, Vice President of Hanoi Real Estate Club, said that land is one of the segments that brings the highest profit margin, especially residential land. Over the past 20 years, investors in this type of property have rarely suffered losses.

However, Mr. Diep also noted that buyers need to “keep a cool head” before the wave of investment in suburban land. Areas that are too far from the center, with limited technical and social infrastructure, will have low liquidity. Investors using financial leverage will face great risks if they cannot “sell off” here in time.

According to Mr. Nguyen Quoc Anh, Sales Director of Batdongsan.com, from now until the beginning of the second quarter of 2025 is the time when the market enters a consolidation phase. Investors will gradually feel more confident about the development prospects of the real estate industry.

After this period, the market will move towards a period of recovery, expected to start from the second quarter of 2025 to the fourth quarter of 2025. At that time, investors will no longer focus on selling price and legal factors as they did when the market was gloomy. Instead, the potential for price increase is the key to deciding to spend money. Therefore, profitable segments such as land plots are also given special attention by investors.

Sharing more about the potential for price increases in the land segment, Mr. Nguyen Quoc Anh said that in previous cycles, when the market moved to the development stage, for every 100 VND invested, apartments only earned 136 VND. However, land would earn up to 300 VND.
