Project accused
A luxury resort villa complex with 80 detached villas in Tu Tra commune, Don Duong district, Lam Dong province is being advertised for sale on social networks.
But through inspection, Lam Dong provincial authorities determined that there were no records of investment or construction licensing.
Previously, on September 29, according to the Department of Natural Resources and Environment of Lam Dong province, implementing the direction of the People's Committee of Lam Dong province in the documents dated August 10 and September 13 regarding the request of the Investigation Police Agency, Ho Chi Minh City Police to provide information and documents related to the project (Da Lat Pearl Resort Villa Area) on land plot No. 218, map sheet No. 63 (Tu Tra commune, Don Duong district).
Based on the review results of the Department of Planning and Investment, the Department of Construction, the People's Committee of Don Duong district and the Provincial Land Registration Office, the Department of Natural Resources and Environment informed the Ho Chi Minh City Police that there are currently no records of investment projects or construction permits for the project "Da Lat Pearl Resort Villa Area" on land plot No. 218, map sheet No. 63.
Regarding land plot number 218, map sheet number 63, Ho Chi Minh City Police have announced the investigation from the complaint of Ms. N. (residing in Ho Chi Minh City).
Ms. N. accused a leader of a real estate company based in Ho Chi Minh City of defrauding her of nearly 2.6 billion VND, through receiving a deposit to transfer the above land plot.

It is known that this plot of land 218 is one of the plots of land that is widely advertised in the "Da Lat Pearl Resort Villa Area".
In fact, in the area advertised as the above “project”, we noted that on a land area of nearly 2 hectares, there is only one model house with one ground floor and one upper floor made of prefabricated iron frame.
There is a guard post outside the gate to the land, but there is no other activity.
In addition, the land has been paved with an internal asphalt road about 7m wide, with sidewalks running close to the edge of the Da Nhim river corridor. In addition, the boundaries of the land plots are divided into lots by mixed wood fences.
According to the report to the People's Committee of Don Duong district about "Da Lat Pearl Resort Villa Area" in Tu Tra commune in July 2023, the Department of Natural Resources and Environment of this district coordinated with the People's Committee of Tu Tra commune to conduct an inspection.
The results of the review show that there is no real estate project licensed by the competent state agency in Tu Tra commune. This means that there is no project "Da Lat Pearl Resort Villa Area" for sale in the area.
Also according to the Department of Natural Resources and Environment of Don Duong district, the location reflecting the existence of the above project is the land location of Mr. TVQ (permanent resident in Thanh My town) belonging to plots of land No. 121, 143, 166, 122; map sheet No. 63 of Tu Tra commune, total area of 1.8 hectares; the location of the land plot in Cau Sat village, Tu Tra commune has been permitted by the Department of Natural Resources and Environment to be divided into 75 plots of land and granted certificates of land use rights, house ownership rights and other assets attached to the land.
Mr. TVQ then transferred the above plots of land to other households and individuals.
However, the “project” was previously advertised and advertised widely on the internet and websites. Detailed information about the “project” is currently inaccessible.
On the websites of some real estate trading companies (which still have content advertising "project" land for sale), these 75 plots of land are named the project "Da Lat Pearl Resort Villa Area", with a scale of 5 hectares with 80 single villas with an area of 200-700 m2 in phase 1.
Some cases also advertised land for sale in this “project” on a fanpage specializing in real estate in Da Lat City. In 2022, many plots of land here were advertised for sale at prices ranging from 2.8 to more than 3.2 billion VND per plot.
According to the leader of the People's Committee of Don Duong district, the district's authorities will continue to verify the above-mentioned fake project.
If there is evidence of false advertising information about the project "Da Lat Pearl Resort Villas", local authorities will handle or propose strict handling according to the law.
