Land prices in many suburban districts of Hanoi, along with apartment prices, are continuously increasing, setting new "record" milestones, making people, especially those with real housing needs, increasingly worried and confused as the dream of settling down becomes more and more distant.
In recent days, while the heat of the auction of 68 land lots in Ngo Ba area (in Thanh Than village, Thanh Cao commune, Thanh Oai, Hanoi) had not yet cooled down when the winning bid was from 55 - 100 million VND/ m2 (6 - 8 times higher than the starting price), public opinion was stunned by the auction that lasted nearly 20 hours with 19 land lots in Long Khuc area (in Tien Yen commune, Hoai Duc district, Hanoi). At the end of this auction, 19 land lots with a starting price of 7.3 million VND/ m2 were pushed up to the highest "closing" price of 133.3 million VND/ m2 (more than 18 times higher than the starting price).
Obviously, land prices in many suburban districts of Hanoi, along with apartment prices, are continuously increasing, setting new record milestones, making people, especially those with real housing needs, increasingly worried and confused as the dream of "settling down" becomes more and more distant.
Some studies show that in early 2024, land prices in some suburban districts of Hanoi that are planning to become districts, such as Hoai Duc, Dong Anh, Gia Lam, fluctuated from 50-70 million VND/ m2 , but at this time, there are only a few plots of land priced under 100 million/ m2 .
Meanwhile, apartment prices are also constantly "dancing", according to Savills statistics, primary apartment prices have increased continuously in the past 20 quarters and are currently commonly at 51-70 million VND/ m2 . Even small, dilapidated collective apartments built at least 30 years ago are priced at 45-50 million VND/ m2 .
Explaining the continuous increase in apartment and land prices in Hanoi, many opinions say that the reason is that the supply continues to be scarce, while the urbanization rate is increasingly strong, construction costs and the demand for housing of people in the city, especially those from other provinces, are constantly increasing.
Moreover, in the context of an economy that is still facing many difficulties and instability, buying and holding real estate is considered the safest solution but still generates high profits, because the mentality is that only people increase, but land cannot be "born" to increase!
However, there is an obvious paradox, although the price of real estate in Hanoi has been continuously increasing, in recent years, many places from the inner city to the suburbs still have a series of abandoned urban areas and apartments, such as: An Khanh, Tay Mo, Duong Noi... Typically, Hoa Lac area has long been considered a high-tech urban area of the capital, with land prices being "inflated" rapidly, but for more than 10 years and until now, in this area, although there is complete infrastructure and traffic, there are still mainly wild and overgrown grass fields.
Returning to the fact that land auctions in many places in the suburbs of Hanoi have reached over 100 million VND/ m2 , but the surrounding infrastructure is not yet complete and convenient, it is clear that these are abnormal prices. If not to say that there are suspicions of "inflating and pushing up prices" to create a virtual land fever but bring real benefits to real estate speculators.
Meanwhile, Hanoi and some big cities have long had policies to disperse people to the suburbs, but with suburban land prices being "inflated" to such high levels, it is feared that no consumer will be brave enough to "spend money" to buy. Thus, soon there will be more abandoned land and urban areas.
